This is a great villa house to enjoy all year long. Secluded, surrounded by a high wall and high trees, a perfect hideaway for those seeking a fully functional holiday house, close to Athens airport – the proximity to the airport is usually less than 50 min. by car - 83 Km. You can be in Athens city center in about an hour and 15 minutes - 65 Km. The closest beach is at ‘Avlida’ suburb less than 1 Km away, and you can also do shopping there or enjoy the local restaurants and bars. The area where the villa house is very sparsely populated and views from the house are unobstructed by buildings or houses. From the garden area and from the verandas you also have sea views.
The villa is 340 square meters in size located on a 10,000 square meter land plot full of olives and trees. All parts of the villa have views towards the sea and towards the hills. The closest beach is a 5-minute car drive.
The villa is situated on a quiet area away from the urban noise.
It is surrounded by a big garden area with grass and trees, ending in a pergola sitting area with BBQ and views to the sea and the neighboring island of Evia (Euboea). There is a small chapel in the garden. It also comes with a 72 square meter pool with a depth of 2 meters-there is a shower area nearby for use before and after using the pool and 10 pool beds. The villa is fully air conditioned for both summer and winter conditions. It comprises of two houses (the main villa house and the guest house). The main villa house comprises of two levels (the ground level and the first floor).
Main villa house
This is where the main entrance of the villa house is located. The living room comprises of three areas: the sitting area, the dining and game area (with the snooker table), and the kitchen area with a fully equipped kitchen. Beyond the kitchen area, you will find a double bedroom with an en suite bathroom with a shower. The bedroom also hosts an additional large single bed usually for use by children. And there is a desk.
Next to the kitchen area and to the right are the stairs for the first floor. The first floor can be used as detached from the ground floor as there is a door that separates the two areas i.e., it can serve as a detached apartment. It comprises of three spacious bedrooms; two of the bedrooms are double and come with en suite bathroom with a bathtub. The third bedroom comes with two single beds. The first floor comes with a kitchen and gives access to a balcony that surrounds the floor with views to the sea, the hills, and the surrounding area.
The villa house comes with 2 TVs; one connects to Netflix and the other has satellite channels.
Guest House (NOT rented separately to other people)
The guest house is adjacent to the main villa house, yet completely detached and self-sufficient. The side entrance door leads to the living room which connects to the kitchen area. The living room views are towards the garden. There is a staircase that leads to a double bed. There is a bathroom with a bathtub. The guest house opens for groups of more than 8 people adults or children.
The pool area comes with two large umbrellas for shade. No need to bring pool towels as we have our own. The parking area can host up to two vehicles. The immediate garden area surrounding the villa and the guest house is 2,500 sq. m. and the estate has also an additional 7,000 square meters of land. Cleaning: the villa will be delivered to you clean and tidy, a job carried out by a professional team of cleaners. If you need additional cleaning during your stay, there is a 90 € charge per additional cleaning.
The area of Avlida where the villa is located in a quiet area but at the same time, it is close to the city of Athens and the town of Chalkida that borders the island of Euboea, the second-largest in Greece. No matter how long you stay at our villa you can always take advantage of our proximity to these three points of interest. Euboea especially is a huge mostly untouched island with fantastic beaches and scenery.
