The Filokalein Villa of 100m² is located at the breathtaking Sani in Chalkidiki, just 1min away by car (or 8min on foot) from the turquoise Aegean waters and soft white sands – the ideal setting for a luxurious getaway for body and mind.
The sun light bathes its interior as every room has one or more large windows and doors to the outside.
Relax in the sunbeds, enjoy the green garden and let the nature literally take your breath away!

Living Room
The spacious living room with a large beige corner sofa, the Andrew Martin’s coral daybed and the marble fireplace is the first space that opens its arms while entering the villa.
Two double-glazed glass doors and a large window let in plenty of natural light by day, brightening up the room. While in the evening a floral chandelier, a unique sconce and several spotlights take on this role.
Take a deep breath, pull the curtains back and go out onto the gorgeous lush garden. Look around...
Garden
Two comfortable, adjustable sun loungers, a huge curved cement sofa with pillows and an umbrella ensure the ideal environment for quiet reading and sunbathing. During night, under the bright moon and the numerous stars, the dining table and the barbecue are promising gastronomic pleasures with juicy skewers and wine along with your friends or your children.
Kitchen
In order to make fresh Greek salads, toasts and pasta, or to freeze your beers and ice creams, a fully equipped kitchen with refrigerator, freezer, ceramic hobs and oven, electric barbecue grill, dishwasher and coffee maker are at your full service.
The oval wooden dining table, the white dinnerware and the buffet with the rounded windows add a contemporary touch to the kitchen aesthetics.
Bedrooms
It is time to lie down on bed and calm down.
The villa has 4 bedrooms, 2 of which are in the ground floor and 2 in the attic.
The 1st master bedroom with the distinctive round window and the spacious wardrobes has 1 queen size double bed.
The 2nd master bedroom with the retro photos and the boat sailing on the wall has also 1 queen size double bed.
On the upper floor - the attic, the 3rd bedroom with the floral curtains and the pink cute closet has 2 single beds.
Finally in the attic, the 4th bedroom with the golden porthole has only 1 single bed.
For accomodating more than 7 guests with a maximum of 9 people, it is possible two extra single beds to be added, with a corresponding additional charge. The two extra single beds can only be added to the 1st and the 2nd bedrooms in the ground floor. Please note that in case 8 or 9 guests are not selected, the extra single beds will not exist in the house.
Bathrooms
After having spent a tiring day, you need a soothing and relaxing shower that you can enjoy in the functional and yet stylish bathroom, since the water heating system provides hot water.
The bathroom in the ground floor with the leafy tiles and assorted leafy sconces waits for you.
However, for those staying in the attic, there is the small bathroom.
Please note that the villa's amenities include air condition, steam iron, plus clean linen and towels.
Additionally, it's provided all the neccessary beach essentials:
- folding beach chairs (4pcs)
- 1m wide beach umbrellas with maximum sun protective rating of UPF50+ (2pcs)
- cotton beach towels for each and every one of you.

The villa provides an enclosed parking space for your car.
Sani District
The Villa is located only 6 min drive from the famous Sani Resort and 14 min drive from a traditional fishing village Nea Fokea.

The Sani Marina piazza is a luxurious destination promising a wealth of international brands in an elegant setting. Magnificent bars and restaurants, offering some of the finest cuisine you’ll find in the Mediterranean and shops with the latest beachwear or jewellery a spot of very special retail experience. Two super markets (in Sani Marina and in the campsite Camping Blue Dream next to the marina) and the pharmacy are very important, especially if one is traveling with young children.
Sani Resort offers wonderfully diverse activities that deliver unrivalled choice for everyone - from our most sporty guests to the most inquisitive: sports at the sea (scuba diving, sailing, water ski, paddle board yoga etc.), mountain biking, beekeeping trips, bird watching, walks or guided jogging in the picturesque pine forests, tennis of volley lessons.
Nights are also memorable, offering totally engaging and diversified entertainment options for the whole family: impressive beach parties, latin – disco –pop nights, as well as live music concerts and shows in an amazing state-of-the-art outdoor theatre.
The traditional fishing village Nea Fokea is also a great place to visit. St. Paul’s Tower, an old Byzantine fortress that is likely to have been built in 1407, dominates on the hill at the right side of the port. Nea Fokea is also well known for its fish taverns and the beautiful long beach. The fair of the Apostle Peter and Paul in 29-30 June is really interesting. The mass takes place in the church of St. Paul, which is located at the entrance of the village.
Attention to mosquitos
The house is near the sea, so mosquitos are unfortunately invetibale.
Each door and window of the house has Insect Screens, so make sure to keep them closed in order to prevent mosquitos and other insects from entering the house.
In case you are usually prone to mosquito bites, make sure to be provided with mosquito repellent sprays, creams or patches for your protection.

We had a great time at Anastasia's place, it was perfect for our needs. We were a group of 6 adults and everyone enjoyed the stay. The propriety is located at about a 5-10 minutes walk from a beautiful beach. It's located in a nice quiet area surrounded by a lot of pine trees, which made the hot sunny days not feel so hot but very pleasant. There were no taverns in the imediate proximity but thanks to the amenities of the house, this wasn't an issue for us. We made good use of everything the proprietary has to offer. Anastasia is a great host, making sure we had everything we needed and we had all the information about the propriety and surrounding area in order to have the best time possible, always responding in a timely manner to our messages. Amazing job, Anastasia! Thank you for hosting us!
Anastasia’s place is perfect for a vacation in Halkidiki! The apt is close to a nice beach it is 2 min drive or 10 min walk, and it is a perfect starting point to visit the peninsula. The place is really quite and with an amazing garden to enjoy. Anastasia was a really good host, we met her at our arrival and she showed the house. she organized the house to give us everything we needed for our babies (high chair, crib, bed side barriers, beach toys, baby bathtub) and she was always in touch with us if we needed any information. I strongly recommend the place.

Me and my friends are very pleased with our stay! We had amazing time and we also received great attitude from the host. It was very clean, everything was prepared and we had everything we need. I totally recommend this place!
Wir haben den Aufenthalt in Anastasias Haus mitten im Pinienwald sehr genossen. Vor allem der grosse Garten bot viele lauschige schattige Plätze während der heissen Mittagszeit. Die nahe Bucht ist zu Fuss erreichbar und herrlich. Mit dem Auto sind viele Sehenswürdigkeiten innerhalb einer Stunde erreichbar. Anastasia ist die perfekte Gastgeberin!
We had the best time at Anastasia’s house. The house is pretty, comfortable, spacious, clean, and super functional. The yard is a great relaxation spot with a big overhang so you’re protected from sun or rain, and a giant grass yard for kids to play. Best of all is the location; walking distance to a kid-friendly sandy beach with open shoreline that’s open to everyone, as well as a umbrellas/chaises for rent from a neighboring hotel. The house, the yard and beach all feel like hidden gems, tucked away just a short drive from the Sani Beach resort complex. Anastasia is an excellent host, super accommodating and very communicative. Recommend staying here for sure!!
We spend 7 nights at Anastasia's House. The house is in the midlle of a pine forest, 5 minute walk to the nearest beach. There are 2 houses in the same yard, but during our stay we were alone, no one bothered us. Anastasia was very nice, she waited us with some water and juice.
Abbiamo soggiornato 10 giorni in questa casa e tutto era come descritto nell’annuncio. Loukiana e la sua famiglia sono stati molto gentili e sempre pronti ad aiutarci e consigliarci. La mamma di Loukiana ci ha anche preparato buonissimi dolci greci. Tutto perfetto, sarebbe solamente da preferire l’aggiunta di una doccia esterna.
The place is perfectly located among trees, close to a forest and the sea. Even when the weather was hot: the yard was ok under the shadows. All needed is available in the house. Loukiana, the hostess, was uniquely kind: she filled the fridge with food in advance due to our late flight arrival and next day was a public holiday when no supermarket worked nearby. Within 10-20 min by car you have a number of non-crowded beaches, a big supermarket and many restaurants to choose: from the expensive Sani resort to simple but delicious fresh seafood tavernas in Afitos. Wonderful house sank in the pine tree forest of Sani! What can I say for the house of Anastasia. Most of all, before the comfort of the house and the peace we found in Sani forest where the house is located was the kindness of a young lady, our dear host Anastasia Loukia. It is not the most important if you have the exact number of spoons or if the house is next to the beach. It is the person who welcomes you, who helps you with everything you need, the one one who met us in the beginning and gave us farewell while leaving with a big, big smile. No matter how nice, modern and comfortable is a place, it has no soul if the host is not there for you. And it was Anastasia, our jewel, our sun! Thank you very much for this!!! And of course the house - it was nice, stylish, sank in the most quite part of Sani forest. If you need to get rid of the daily routine, this is the right place! I recommend it strongly!

В июле мы с детьми - 1 год и 11 лет отправились в путешествие в регион Sani, забронировав 3 виллы. Мы решили таким способом найти самое комфортное место для летнего отдыха. Могу точно сказать что дом Анастасии самый самый красивый, удобный, светлый, элегантный, с дорогой мебелью и сделанный с любовью. С детьми всегда сложно, но здесь было все для максимального комфорта- детская кроватка, Детский стульчик, Контакты педиатра когда возникли проблемы со здоровьем ребёнка, в доме есть набор - кофе, сахар соль и т д. Все что перечислено в объявлении есть. Природа вокруг дома это природный парк - сосны. Дикий пляж 500 м. Лучше приезжать на машине. Очень красиво и спокойно.Анастасия - это настоящий суперхозяин! Наше сердце навсегда осталось в этом доме!
