Hello from Roger and Sarah and welcome to award winning luxury in Paphos town. Quietly situated and suitable for all ages, 5 minutes walk from the beach, harbour, shops, nightlife, tavernas and archaeological sites and only 15 minutes drive from the airport.

Our penthouse apartment is situated on a small development that was awarded the coveted Four Star Bentley International Homes Award for the Best Cypriot Development in 2004.

A large spacious apartment very suitable for wedding parties, with outstanding south facing views from the balcony across the swimming pools and grounds with countryside and sea view beyond. All of our guests have been delighted to stay in such a comfortable apartment and ideal location.

The award winning Paradise III consists of traditionally styled executive villas, townhouses, luxury apartments and penthouses. All surround the quiet, private and spacious gardens with a large swimming pool, and small paddling pool for children. Here the sun shines all day long!

Our penthouse apartment has all the facilities for six people with a large dining table for all the family. The two bedrooms are separate from the living area for extra privacy. One bedroom with king sized bed and the other with two singles, a fully sprung sofa bed is in the living room and suitable for a further two adults. The beds are made particularly comfortable with the addition of memory foam overlays. All towels and linen provided.

We bought the apartment and furnished it with quality furniture and fittings as our second home. We therefore give you a clean and modern ‘home from home’ with everything you need. A fully fitted kitchen with microwave oven, ceramic hob, large fridge freezer and washing machine. TV with UK freeview and Sky channels, DVD player, radio and CD player and free WiFi.

Air conditioning/heating units throughout, included in the price, together with large fans in the living areas and bedrooms.

Our guests always appreciate a welcome pack on their arrival after a long journey, together with our other little touches such as, DVD’s, CD’s, first aid box, information sheet and also maps and leaflets about ‘what to do’ and ‘where to eat’ in the local area. We also have an English Property Manager who will be available for emergencies.

When it is really hot the balcony has an area of shade together with table and chairs and recliners. Around the pool we have designated sun beds for the apartment and umbrella.

We cannot wait until we can move to Cyprus but in the meantime please accept our hospitality as our guests and come and enjoy the beauty, history and friendly relaxing atmosphere of this romantic island and stay at our apartment.

Kato Paphos
Kato Paphos, or lower Paphos, is a very clean and safe environment. Paradise Gardens III is close to the town, it is quiet, overlooking open countryside in the distance and away from any noisy major roads or new developments. It is 2 minutes from a shop and taverna. The airport is only 15 minutes by car to the apartment and taxis are always available at the airport or in Kato Paphos. In Cyprus they drive on the left and although it is easy to hire a car it is not necessary when staying at this apartment.

It is undeniably a magical island as it has everything, the sunshine, the beaches, the views and mountains, the greenery and beautiful blossom, the restaurants and delicious food and wines, the water sports for the teenagers, and night life. But above all the friendliness from the Cypriots, who mostly speak English and always welcome you warmly.

Eating out in Cyprus is not expensive and offers plenty of choice and good food. Some restaurants providing free entertainment and a night of dancing also. The night club area too is friendly, loud and entertaining, beginning about 10pm!

Cyprus boasts dozens of blue flag awards for its beaches. There are no private beaches on the island and only a short walk from the apartment is a lovely beach both secluded and sandy.

New in 2013 is Planet Adventure ( which is just a short bus ride from the apartment.
One of the three world class water parks is only 10 minutes from the apartment. But if golf is what you want there are three top class golf courses within 20 minutes drive.

If you are energetic the area has facilities for horse-riding, go-karting, cycling, hiking and even skiing. There is skiing and snowboarding from January to March on Mount Olympus in the Troodos Mountains.

Paphos is one of the most beautiful and ancient towns of Cyprus. Legend, history and culture are all around you. Once the capital of Cyprus in Roman times it is scattered with archaeological sites and rich with antiquities, UNESCO includes Paphos on its World Cultural Heritage List. Cyprus is the birthplace of Aphrodite, the Goddess of Love.

Paphos, one of the most beautiful and ancient towns of Cyprus offers a most romantic walk across the front and along past the colourful tavernas and harbour to the mediaeval fort or ancient Odeon, where concerts and events are often held.

There is no doubt that Cyprus offers something for everyone of all ages and all year.

The apartment was comfortable with all the required facilities in a nice complex with a good pool area, the only issue which was not a problem for us is the noise that comes occasionally from the nearby animal welfare center.
We enjoyed our stay and the apartment is good value for money, thank you very much.

Apartment nice size, and comfortable. Pool clean and clear, never very busy. Gardens looked after, apart from cat poo in gravel from the resident 20 cats.
Rescue centre just up the road, dogs often barking, just upsetting to hear and see.
Needless to say l would stay here again.

Absolutely brilliant. Apartment very spacious with all necessary facilities and very clean on arrival. Well within walking distance to the harbour and Bar Street and to the beach in a slightly different direction and a five minute walk from an excellent Indian Restaurant. Pool area more than adequate and was usually very quiet. Private sunbeds and umbrellas were available and there were even a selection of toys in the apartment that we could borrow if necessary. Communication with the owners has been excellent throughout. Only a couple of slight criticisms; the television was internet based and very temperamental; the apartment is second floor with no lift access so not suitable for disabled people; the owners put limits on the use of the aircon due to expense and abuse by previous guests, however there were ceiling fans in every room to help keep cool. Other than that we had an excellent and very enjoyable stay and would definitely recommend.

Arrived at property, outside area looked a bit shabby, inside the apartment nice and almost everything you needed. Plastic cup and plates would be beneficial although we bought paper plates and cups from shop to take by the pool. Problem with air con for first 4 days being weekend and bank holiday but then sorted. Extra set of sheets would have been nice seen as although a washing machine was available the balcony is in the shade so things took a lot longer to dry.
Pool area not very clean in fact wasn't cleaned for the two weeks, pool really nice although school children decided it was free for all coming into complex and using sun loungers as diving boards and being generally rowdy.
Inconsiderate neighbors banging doors although nothing the owners can do about this especially below where the person has dogs which bark during the night.
Would definitely use the property again as a very enjoyable holiday was had with just the minor hiccups.

Thank you for your comments and we're very glad that you enjoyed your holiday at our apartment. Unfortunately whilst you were staying there was somebody living in the apartment below who had two dogs. I am pleased to inform you that they have now moved away. Our apartment was carefully purchased to have part of the balcony in the shade as the temperatures, in the summer, can be very high! This has proved to very useful as the temperatures by the pool, and even under an umbrella can be very hot in June and July.

Nice apartment, well maintained grounds, restaurant and stores about 1km from apartment. Sea front with restaurants and bars about 1km via short cut through waste ground between fence and across duel carrage way then down homemade ramp on the otherside. Or you can go the slightly longer way by road.
There are around 30 feral cats around the complex but they are friendly and healthy but if you don’t like cats 🐈 be aware.
There is also a dog rescue centre nearby but except for feeding time you don’t hear them 🐕.
Would stay here again and the owners were very helpful.

My friends and I had a fabulous week staying in this very clean and spacious apartment set in a stunning location. The apartment was very clean on arrival with all amenities, a real home from home. Pool area and pool also very clean complete with private sunbeds and umbrellas. Well within walking distance to harbour and beach, shops and restaurants, or you can catch a bus just a little walk from the apartment, by the farm supermarket, to town. The buses are very good, a nice day out is a bus trip to Coral Bay which has a lovely beach, with showers and restaurant. A daily bus ticket is 5 Euros. Plenty to see and do, we highly recommend this apartment and we would definitely go again in 2020. Fabulous!

Just had a lovely stay at your Paradise 3 apartment. A fantastic spacious apartment and fully equipped with large balcony overlooking the pools. Everything in walking distance from shops to bars, restaurants, beach etc. I must say this is the best fully equipped apartment I have ever stayed in and can't wait to go back.

May 2015 Ideal for a relaxing break. Fabulous apartment. Spacious and light. In the bedrooms there was plenty of wardrobes and storage. Towels and bed linen were supplied. The kitchen was well equipped. The welcome pack that was thoughtfully supplied was much appreciated on our arrival, meaning that we could have a piece of toast and a cup of tea before heading off to explore. The balcony was mostly in shade which gave us an outside space to retreat to out of the sun, for lunch or pre-dinner drinks. It overlooked the pool which was beautifully maintained and surrounded by beautiful gardens. The apartment had 2 sun beds but we never had a problem getting extras. The apartment is in a quiet location but a small supermarket and bar serving food all day are about 5 minutes walk away and the rest that Paphos has to offer just a bit further. We had a most enjoyable and relaxing holiday and I would highly recommend this apartment.

The apartment is well appointed, comfortable and has plenty of space, the view from the balcony overlooks the pool and garden areas. It is situated in a safe area and most people speak English. Local amenities are within walking distance of the town, sea front, harbour and ancient ruins. Paphos has plenty of eating establishments, catering for all tastes and ages from quiet restaurants to lively bars. Hire transport is readily available in the town and is worth taking advantage of just to go and see the terrific views and the varying coastline and beautiful beaches on offer. The journey from Paphos Airport to the apartment was quick and easy by taxi and the location made it convenient to reach shops and restaurants along the sea front and there is a food market nearby. My wife and I found the apartment spacious, well equipped and very well looked after. From the balcony, there is a delightful outlook onto a large swimming pool and garden area. Altogether we had a very pleasant restful holiday with sunshine every day, as did some friends who we recommended you to. Ernie and Doris from Ludlow, Shropshire.

How could I forget that holiday in your apartment in Paphos? It was situated on a lovely medium sized complex, where a lot of the apartments appeared to be permanently occupied by their owners, which was reflected in the way the place was being maintained.Its location was ideal. Within easy walking distance of downtown Paphos with its shops, banks, restaurants and the harbour. What food we needed for meals other than those we ate out, was available from local shops within minutes walk of the apartment. It is certainly a place I would like to revisit. The selection of restaurants serving up delicious meals was very good. There wasn't one that we tried that we wouldn't go back to on our next visit.
