With three comfortable bedrooms and sleeping six adults, this delightful, sunny villa boasts a large patio area with a 23ft x 13ft swimming pool. Outside is a second sundeck, with views of the inland waterway, with its own fishing/boating dock. Here you can watch the sun rise and the stunning sunsets. Ample sun beds and chairs are available to relax and unwind.

Inside you will find an extensively equipped kitchen, plenty to keep the kids amused, and a homely feel.

The Villa
The south-facing pool and deck provide a constant sun-trap from sunrise to sunset. With modern, spacious living, this villa has been built to the highest standards and has been beautifully furnished as a home.
The accommodation is spacious and open-plan, fully air conditioned.
It has a large living room with a separate dining area. The kitchen has a breakfast bar and every convenience you could need.
Living room boasts a wide screen smart TV for when you want to just relax indoors!

The wall-to-wall patio doors in the living room and dining area overlook the screened patio and pool, where you can breakfast as the sun rises or enjoy evening dining as it sets.

A further sundeck leads to the waterway docking, where you can fish or just relax in the sun. Sun loungers are provided, as well as beach chairs and such for days at the coast.
The villa has fencing around the perimeter, which creates a private garden that incorporates a separate sun-bathing area.

The Master bedroom has a king-sized bed and en-suite bathroom complete with "his and hers" wash basins, a separate toilet and large walk-in rain shower. A patio door opens up onto the pool area.
Bedroom Two, with a queen-sized bed, and the third bedroom with its two single beds share a second bathroom with a bath and shower. The Master and second bedrooms have patio door-access to the pool area.

The double garage has extra chairs, beach gear, pool toys.
here is a full size pool table and soccer table.
For exercise a spinning bike, tread mill and weight bench so you can keep in trim and fit, even though on vacation!

The villa also contains a washing machine, tumble dryer, iron and ironing board and hair dryers.

A small alcove from the kitchen houses an "office", complete with a desk, and wireless broadband internet access, Telephone with free local calls.

The villa is child friendly with a high chair and cot provided.

We’ve just returned after a two week stay at Herons rest. The villa is well equipped and very spacious and comfortable. The only downside was the pool... it wasn’t cleaned whilst we were there and there appeared to be amould/moss type of substance in the pool. Apart from that, it was a wonderful stay.

A great house with all the amenities you could wish for. Layout is perfect to separate parents from their teenagers. The pool overlooking the canal, the hues of the sky at sunset, the birds singing at dawn, the alligator (a mini one but still!) spotted amongst the leaves in the water, the extreme quietness of the neighbourhood made our holiday a happy one. Great beaches to explore nearby. And a good starting point for further exploration. Friendly locals overall. Southwest Florida at its best!

Wow Wow Wow. What a beautiful property this is. It is very well equipped and the owners have thought of everything to make their guests have an enjoyable and comfortable stay. It is well cared for and it is obviously a loved home from home for the owners. It is very well furnished. There was only the two of us the villa and we used the master bedroom. It was a massive. A patio door led out to the pool area. There was plenty of room, a large closet, and a large unit that housed the television. This unit had small cupboards and some small drawers. It would have been nice to have more drawer space, possibly a small chest of drawers in the closet out of the way. Unfortunately I take too much stuff with me. I still haven’t learned after all these years of travelling. The kitchen was well equipped, and I soon got used to the oven. I use a fan assisted one at home. The washer and drier were in the garage. The owner gives permission to use items from the garage. What a selection. We used beach chairs and a beach umbrella when at the beach. Beach towels were also provided. When at “home” we never used the lounge area. We were always outside on the sundeck. A beautiful place to relax, have breakfast and drinks. We loved watching the wildlife from the sundeck and Dock. We were very lucky to see to name a few, the odd Alligator, Heron, Egrets, a Turtle and an Anhinga Bird he/she used to come to the dock and spread its wings to dry. Two Wood Peckers came one day they decided to tackle the house. What a noise. Fortunately there was no damage. We loved watching the Purple Martins looking after their babies. Unfortunately we were not lucky enough to see them fledge. We had left by then. What a beautiful wildlife haven. We paid for pool heating prior to our visit. It was not on when we arrived. A quick call to the manager it was soon put on. Pool towels were also provided. I choose this villa because I wanted to see a different area in Florida, and it doesn’t disappoint. I wanted to go walking in the Myakka State River Park, although it was further away than I realised it was worth the drive. Also The Myakka State Forest which was a lot nearer. We also went walking in Jelks Preserve. During our stay we visited three beaches. Gasparilla Island, Stump Pass Beach which we called at on our way back from Venice, and Englewood beach where we were lucky enough to see a Manatee swimming in the sea close to the shoreline. What a wonderful experience that was. I also collected fossilised sharks teeth. Apparently they are over 2 million years old. My grandson loved them. For those who want to shop there is a great shopping mall in Port Charlotte. Port Charlotte Town Centre , on the Tamiami Trail. The owner’s description of the villa and surrounding area is spot on. This is a private home and is clearly loved by the owners. It was excellent value for money and I wouldn’t hesitate to recommend it to couples and families alike. This is the best villa we have stayed at! A proper family home which is obviously cherished by the owner as it is very comfortable, well equipped and homely. The area was very quiet, which we liked with good roads to local beaches and state parks. We chose to spend more time at the villa than we planned because it was so nice and saw a variety of wildlife which was brilliant. I would definitely recommend.

***** Great place to stay! A wonderful, well-kept home in a quiet neighborhood with lots of wildlife to see in and around the canal. The fenced-in yard allowed us to watch the alligator in the canal without wondering if he would come ashore or not. The kitchen was well-stocked and had everything we needed to cook. Close to Boca Grande beach, where a manatee swam right past us! The pool was good to relax in. Would definitely stay here again!

Great home. Loved that the home included a pool and a dock at the canal. Fun and relaxing place to gather with family. Spent lots of time swimming, fishing, birding, and simply relaxing at the dock. What a beautiful location. Mike's home is perfect for friends and family to enjoy; it is a large house, super clean, with a large well maintained pool area with plenty of seating for all. Having the canal out back to fish or just watch the wildlife is a bonus (I saw a amazing bright red dragonfly, a turtle, an osprey, cormorants, fish around the dock). The house is 10 minutes from Boca Grande island and there are plenty of highly rated seafood restaurants within a few minutes. Highly recommended. I will stay at Mikes place every time i visit the area.

Mike was very responsive and helpful. The house was better than the pictures. This is an actual vacation home on this platform not just a pure Airbnb investment property as they had a nice touch of family games and kids' toys. They had a highchair, pack and play, golf clubs, work out equipment, pool tools. The bath and pool towels were great quality.

This was our first time renting a home. The home was awesome!! My father in law could not stop raving about how nice it was. Everything we needed and more ★ ★ ★ ★ ★ Peaceful location I have visited on many occasions. Great hub to visit the west coast from Everglades City to Tampa including Busch Gardens. Very comfortable and on the doorstep of a golf course . Backs onto the waterway where you will see an alligator chill out, fish leap and other wildlife enjoy the water. The rooms are spacious, spotless and have good quality furnishing. The standard in Rotonda is high and this villa didn't disappoint. I would return tomorrow and feel at home and in awe. Not too far from Port Charlotte where you will find everything you need, go over the bridge to Punta Gorda, follow the historical route to the fisherman so village for food, non high street shops and boat trips. Boca Grand is a favorite place with beautiful beaches to watch the dolphin pods go by. And enjoy an ice cream. Just a gem. Go.

Hi Mike We had a brilliant holiday and just loved staying in your villa. There was nothing we looked for that wasn't there and the beds were extremely comfortable. 😳 The pool was very clean and welcoming and we made great use of it most days, there was plenty of room on the deck for sunbathing or an afternoon snooze. We like to try different restaurants so we didn't bother with the BBQ. Thanks Mike for the use of your lovely villa we had a wonderful time, I left a message on your guest book and noted some of the restaurants we had been to also. Having stayed in a different villa each time we visit SW Florida over a timespan of 20 years we have found an area we love and a villa we will return to on our next Holiday to Florida. The villa was very spacious and spotlessly clean-no complaints. The pool is quite large-great covered area next to the pool to sit in the quiet and watch the local wildlife. All the equipment in the garage was a blessing- the beach gear for trips to Blind Pass-Boca Grande-Stump Pass beaches(all were quiet and not overcrowded). The bikes for early morning trips around the bike trails- Tennis equipment for use at the local courts at the community park. The fishing gear for early morning fishing sessions from the dock at the bottom of the garden and to watch Gaz the Gator swim by. Definitely recommend Blind Pass beach for Shark tooth hunting or taking in a baseball game on two dollar Wednesday at Port Charlotte Stone Crabs. Like I say great villa- all equipment supplied-comfortable-home from home-lots to do in the area or relax by the pool. Mike the owner is a genuine-caring guy- nothing is two much trouble- any queries you have-very timely response. We will definitely be rebooking on our next visit to Rotonda. “Heron's Rest Villa was the PERFECT accommodation for our family of six, including two teens that love their own 'space'! We were welcomed with a beautiful property, plenty of herons as promised and even a few gators to entertain the younger two children in our party for viewing in the evenings. Mike's home was by far the BEST property that we have chosen over our years using AirBnB to stay near our mother who also resides in Rotonda W. With a spacious pool and dock on the canal, we were beyond comfortable with a plethora of amenities, including a well-stocked pantry of cooking essentials, pool table for father-son billiard 'battles' and HGTV quality master en suite for parents to escape for quiet evenings after the children were in bed after long days in the sun and surf. This is a highly recommended property for your next SW Florida holiday.”

Clean well laid out property in a great location. Lovely dock on the canal to watch the wildlife ★ ★ ★ ★ ★ This property has everything you could possibly need to make your stay enjoyable including golf clubs, bikes and a great pool table. Nice quiet area with lovely canal views and plenty of wildlife (herons, gators, fish, frogs, many other birds) it is nice to sit on the dock in the sun just watching the world go by. The villa is clean, well laid out and fully equipped, never did we think 'if only we had a...'. The south facing pool and lanai are great places to relax in private and enjoy the Rotonda sunshine. We did Disney in 2.5 hrs and Everglades in 2 hrs so both reasonable day trips and good beaches are only 15 mins away. "We were desperate to rent a villa on Rotonda after making the mistake of booking a hotel "for a change" after only ever staying in villas the past 20 years! We hated the restrictions of a hotel room and wanted the freedom of a villa for the remainder of our holiday. Mike responded to our request within minutes saying he would let us rent his villa from the next day for the remainder of our holiday. Within a couple of hours he had sorted everything with his management company and sent us over all the details. Absolutely fantastic! When we arrived at the villa the next day we were so happy. The villa is gorgeous. Spacious and clean with a gorgeous pool and lanai overlooking the canal with a south facing aspect. We had a lovely comfy bed in the master suite and everything we needed in the villa with the kitchen kitted out substainally with everything you could want. We also made use of the bbq which was also fab and had a lovely meal outside overlooking the pool with the sun going down. This was the best part of our holiday, we loved just chilling in the villa, using the bikes provided and also using the cool box to go down and have breakfast on manasota key beach a couple of mornings! We will definitely return to herons rest! We have stayed on the Rotonda many times in different villas and this was definitely one of the best! A big thanks to Mike we are truly thankful to him making our last few days of our holiday memorable! "

We had a great time in the villa. It was excellent, really well equipped with everything that we needed and we probably spent more time in the villa than any other we have rented in the past.. One of things that we noticed was the additional space around the pool allowed us to move the sunbeds into the sunny area without getting in the way of the pool and getting splashed. So many other villas are quite tight in that aspect and it is a real selling point. We used the dock area a little bit, mainly just stood looking over the canal watching the turtles and fish jumping and towards the end of our second week finally spotting the alligator. The bikes were really helpful and we used them a couple of times just to go around the nearby roads and onto the park area,also used the golf clubs a couple of times playing the Long Marsh Course. Thank you for renting out your home to us, we really enjoyed it, loved the location and all the amenities. The added extras such as the bikes, tennis racquets and golf clubs just gave us more opportunities to do things to enhance the holidays and the time we spent together as a family. I would highly recommend to others and would certainly be in touch if we ever go back to Rotonda West.

Hello, Yes‎ thanks, great time over there, you have a lovely property on a great plot as you said one of the few that is not overlooked. The blue heron kept us company but let us know it was his jetty. Only complaint was we didn't see an alligator but we saw turtles and all manner of other wildlife including a bald eagle on the opposite bank and in the tree opposite. The villa had probably one of the best equipped kitchens and detailed things like the cool boxes and freezer packs were ideal. We normally end up buying cheap ones and leaving them when we have been to villas in Europe and elsewhere. Having access to the bikes was also very much appreciated, All in all a very good stay, thanks. Alistair Aug 2015

Hi Mike We had a fantastic time. Loved the villa and loved the area. You're very lucky to have it! Enjoyed fishing off the dock, although reeling in a turtle was somewhat harrowing! We enjoyed Flounders on Manasota Key one evening; wish we'd found it earlier in the week though. Would love to return in the future. Probably when our girls are a bit older. They are two (Imogen) and seven months (Nuria) so we were a bit restricted in what we could do. They still had a great time though. Imogen's swimming improved so much in the two weeks. I've been taking her swimming every Sunday morning since she was about 6 months but those two weeks did so much more for her. My wife is family photographer. She's going to have a look through to see if any may be of interest. Hopefully be in touch in the future. All the best.

Hello Mike, Unfortunately we are back in the UK. We thoroughly enjoyed our time at Herons Rest, the villa was very spacious and clean, it was lovely to have the swimming pool and the fishing jetty (I managed to catch 25 fish all on shrimp, I think I hooked a Tarpon at one point but it stayed on about 10 seconds before taking the hook and all) Thanks for the loan of the fishing gear, it brought me back to my youth again !! We enjoyed the surrounding area around Rotonda, and ate at local restaurants the Italian ones were superb, don’t think I will ever forget the pizza at Mammas or the Calzone at Nicolas !! We would certainly stay at Herons Rest again and would highly recommend it to anyone else, and would certainly stay ourselves again Thanks again we have some lovely memories of our time at Herons Rest Jon, Tracey & Thomas Holland

We are now back from our stay, stayed couple of extra days up in Orlando, if ever you need to stay up there would recommend the Lighthouse Key Resort and Spa. Villa was everything we could have asked for and more, it had everything anyone could ever need. Son in law did lots of fishing off the dock (caught catfish, Gar and numerous others), alligator came right passed while we were there along with lots of turtles. It was worth every penny just to see our grandson (8 months) in the pool - I have enough film to bore everyone for life! Certainly worth having the heating. Your agents were very good, Keith even came over to see us having just had his hip replaced No complaints at all and despite the fact that we have never returned to the same villa/location in the last 18 years I am sure we will be back to Herons Rest, and it appears so may our children with their friends as they all enjoyed it so much Thanks again Dave oct 2014

Hi Mike, Just wanted to let you know that your lovely family villa at Rotonda was fabulous! As expected it was spacious, well equipped, luxurious and lovely and quiet! It was great to chill out at the end of our holiday, after theme parks in Orlando, touring around Florida taking in Miami, Keys – all the way down to Key West - and then travelling up the Tamiami trail through the Everglades. Early morning we did see gators in the creek which was thrilling. We also saw turtles, fish and unusual birds on and around the dock. We visited local beaches and towns and had 1 day proper shopping at Ellenton Mall. I think what we enjoyed the most was the lovely pool, so private and quiet (the pool heating wasn’t on but we didn’t need it, too hot!), the wildlife and the fishing from the dock! Hi Mike, Had a brilliant time thanks. We found the villa very comfortable, well equipped and well suited to two couples. The men particularly enjoyed the fishing pier and caught numerous catfish. Dear Mike We are in our second week here at Herons rest and have totally enjoyed the peaceful surroundings and facilities provided. We have enjoyed the fishing and have caught at least 3 every day, mainly catfish, but also the gar fishes. The boys have loved it. I will post pictures when I return to the uk. The wildlife is fantastic. We have had a visitor most mornings and evenings who the boys have named Scooby. He/she is a huge Great Blue Heron who comes up to the lanai and stares at us and follows us down to the dock so that it can watch us fish and eat at the same time. Hi, I am English, my wife American. We live in the UK, married for over 35 years we have two grown up daughters. We visit family in Florida regularly and now own our own piece of it in Rotonda. I jog and cycle to keep fit, my wife shops! We just love it here, not just the sun, but the whole area is unique, unspoiled and special. It is more 'old time' Florida, not commercialized or touristy. You will have the most relaxing, "get away from it all", time here! We have a local management company, run by an English family who look after the villa and will look after you while you stay here.
