Welcome to The Retreat, a beautiful resort with clubhouse, pool, gym, games room with table tennis, plus only 9 miles to Disney!

This stunning townhome has a contemporary décor throughout, a private splash pool with a conservation view (no rear neighbors!), a large balcony and 3 bedrooms - one is a fantastic Harry Potter themed kids' room! - and each bedroom has an en suite bathroom.

The stylish open-plan living area has a sofa, a large flat screen ROKU SMART TV and sliding doors out to the pool terrace with conservation views.

The kitchen has granite counters, stainless steel appliances and a breakfast bar with bar stools. It is fully equipped for at-home dining with a dishwasher, oven/hob, microwave, coffee maker, kettle, toaster, crockery, utensils etc.

The dining area seats 4 and is conveniently located next to the kitchen and breakfast bar with 4 stools.

Also on the ground level is an attractive queen bedroom with a ROKU SMART TV and direct access to a bathroom with a shower, sink and WC.

On the upper level you will find the beautiful master suite with a king bed, walk-in wardrobe, ROKU SMART TV and a private balcony with views over the conservation area. The en suite bathroom is spacious with twin sinks, a shower and WC.

The third bedroom has a magical Harry Potter decor! This room comes with a bunk bed for two kids, plus a single bed, ROKU SMART TV and an en suite bathroom with a tub/shower, sink and WC.

After a long day at the attractions, you will love heading home to enjoy your own private splash pool! The screened-in pool deck has conservation views, loungers and comfortable seating.

The dip pool has a seating bench and can be heated (paid optional extra). A pool safety fence is also provided for families with small children.

This home includes resort-style amenities including a clubhouse with a gym, games room with table tennis, swimming pool with sun loungers. This beautiful home really does have everything you need for an incredible Orlando vacation!

This property has air conditioning throughout, Wifi and free local calls, a high chair and travel cot (pack and play). This home has streamed cable TV via the Spectrum app that is installed on the lounge TV only. All the TVs are ROKU so there are plenty of free streaming channels included plus you can use your own subscriber accounts. There is a laundry closet with a washer, dryer plus ironing equipment. There are parking spaces in front of the home, plus you can park in any unnumbered spaces on the community.

BOOKING TERMS:
1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at any time.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family.
3. Resort and community facilities are owned and operated by the HOA, any closures or limits placed on the amenities are beyond our control.
4. Sorry but this home is not suitable for young adult-only/student groups under the average age of 25. 5. No parties, gatherings or events are allowed.
6. No pets
7. NO SMOKING ON THE PREMISES INCLUDING THE POOL DECK

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
POOL HEATING IS $35 PER DAY plus tax MINIMUM CHARGE OF 3 CONSECUTIVE NIGHTS. Please book pool heat before your arrival. If you request pool heat after you have arrived, please note that it takes a full day to get to temperature and there is an additional $20 call out to come to the home and switch the pool heat on.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Please note that all electric pool heaters have a safety ‘shut off’ to protect against freezing when the outside temperature is in the low 50’s. The heaters will not operate until the outside temperature rises above 52 degrees. This is not a fault with the machine, they are designed like this to stop them from freezing up.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
