Welcome to the Disney Getaway Villa, located in the beautiful and luxurious Emerald Island Resort! This villa is “the one” for your magical vacation. Why stay in a hotel when you can get everything our villa has to offer for less? When you are done with an exhausting day at the renowned Orlando area theme parks and attractions, nothing beats coming home to a private villa with its own pool to unwind and prepare for the next day’s adventure.

The Disney Getaway has just been completely remodeled in 2023 with fresh paint, all new flooring, granite countertops, all new lighting, ceiling fans, fixtures and blinds plus new living, dining and master bedroom furniture and mattresses! The game room has been remodeled and new games added and brand new pool table. Finally, the landscaping was refreshed, and tropical plants added around the pool cage for increased privacy. The result is a modern and comfortable villa with a spacious open concept living space with room for up to 8 guests and fun for all ages! The perfect place to unwind after the parks, or just to spend the day enjoying Florida!

Location, location, location!

The Emerald Island Resort is located just minutes from Disney World and 30 minutes or so from the other Orlando area attractions (Universal Studios, SeaWorld, LEGOLAND, etc.). It is the closest private gated resort to Disney World. The resort boasts an impressive winding palm-lined entry leading to the gated entrance with manned security for peace of mind, as well as resort-style amenities such as pools, tiki bar, tennis courts, playground, fitness room, mini golf, sauna, nature trails and more!

There are easy access roads to get to Disney World quickly as well as numerous grocery, dining and shopping options along the 192. The newly built Margaritaville Resort is a stone’s throw away and has exciting restaurants and shopping venues as well as a large water park.

Perfect Accommodations!

The home is located near the center of the resort and boasts four bedrooms with 3 full baths and an open concept living space. Best of all, it has a lovely lanai for al fresco dining and a private heated swimming pool with attached spa and underwater lighting for evening swims - enclosed with screens to avoid the Florida bugs, and a child safety screen that can be removed (pool heat is an extra charge). The garage has been converted into a game room for fun on those non-park or rainy days.

The master bedroom is located at the rear of the house and features a king bed, walk-in closet, sliding door to the pool and an ensuite bathroom with its own door directly to the pool deck (a “must have” for quick bathroom breaks on pool days!).

The second master is very separate from the other bedrooms and living space, located in the front of the villa, and features a queen bed and an ensuite bathroom.

The remaining two bedrooms are located in the hallway down from the master - one has a twin-over-full bunk bed and the other has two twin beds... both with Disney theming. These two bedrooms share the 3rd full bath (which is also accessible from the rest of the villa).

The living space is comprised of an open family room, dining room, fully equipped kitchen and breakfast nook that overlooks the pool. The total sleeping capacity for the villa is 8. There is dining seating for 8, as well as 2 breakfast bar stools.

Premium Amenities!

There is a large screen TV (55”) in the family room with Roku, plus TVs in each bedroom. Each TV has cable channels and most have built in smart capabilities (Roku). There is a DVD player in the family room with a huge library of DVDs for your use. The villa includes high-speed Wi-Fi internet at no additional cost. Other “extras” abound throughout the house, including a BBQ grill is available for your use (on the lanai) as well as a highchair, stroller, pack 'n play and other family friendly amenities.

Finally, the garage is a game room is teeming with fun! It contains new full-sized pool and foosball tables, a 50" Roku TV with a 2-player stand-up arcade console (with 5,000 games), a fun slot machine (tokens), a putting green, an Xbox 360, plus 2 bicycles and 3 sets of golf clubs for guests' use!. The laundry area is also located in the game room.

We purchased this villa from the original owners (it was formerly called the Emerald Hunny Pot Villa) in late 2022 and have been investing in improvements and enhancements. We immensely enjoy the home for our own family vacations and offer it to others for their dream vacations, too.

Please be aware that there are exterior security cameras located on the premises, including a blink video doorbell. The doorbell motion detection is turned off after arrival but activates if the doorbell is pressed. The other cameras are located on each side of the house - one to monitor the pool equipment and the other to monitor the trash bin, plus one aimed at the driveway, and do record if there is motion. We respect your privacy and there are no cameras inside or pointed at the pool area, of course!

Please carefully review the rental terms below prior to booking. Plus, make sure to request pool heat if desired (added nightly charge).

RENTAL TERMS
Booking Includes pre-arrival cleaning, the use of the villa and all listed amenities, linens and towels, kitchen content (dishes, utensils, cookware, etc.), water, electricity, Internet (including wireless) and basic cable TV. It does not include pool/spa heat (unless requested and paid), food, supplies, cleaning or laundry services during your stay, resort vehicle registration or travel or transportation arrangements of any kind.

PLEASE NOTE: Only basic starting supplies are provided in the villa upon arrival (toilet paper, soap, etc.). Guests are expected to purchase and supply their own supplies for the duration of their stay.

In the unlikely event that circumstances beyond the Owner’s control necessitate the cancellation of the rental arrangement, the Owner reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest. Furthermore, the Owner cannot guarantee that all the facilities described in listings will be available at the time of your stay. For example, there are community amenities which are controlled by the resort.

The Owners, and our Agents, will not be liable, nor refund any money paid by the Guest, for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, viral pandemics or any other event beyond the owner’s control.

No liability is accepted by the Owner for loss of utility services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Owner. Furthermore, it is possible that the resort may be conducting road work or other improvements or construction at the time of your stay.

This agreement is governed under the laws of the State of Florida and Osceola County. Any dispute, legal or civil action will be subject to that jurisdiction.

Important Conditions

· Primary Renter must be age 25 or older. The terms “Renter” and “Guest(s)” includes the person making the booking and any people invited onto the property during your stay.

· No events or parties are permitted at the villa. If violated, an additional cleaning fee of at least $200, plus any costs for repairs, will be assessed. Guests may also be subject to eviction without refund.

· No pets of any kind are permitted at the villa. Violations will be assessed an additional cleaning fee of $300 and guests may be subject to eviction without refund.

· No smoking is permitted within the villa. Violations will be assessed an additional cleaning fee of $400 and guests may be subject to eviction without refund.

· Maximum occupancy of the villa is 8.

· All rules of the Emerald Island Resort must be followed (including trash collection). Any fines or fees charged to the Owners by the resort as a result of the guest’s violation of the rules will be passed on to the Renter. Information can be found on the emeraldislandhoa dot org website (see “Visitors” section).

· All vehicles entering the property must be registered with Emerald Island Resort prior to arrival. A link will be provided to register in a pre-arrival email. There is currently a cost from the resort of $20 per vehicle per stay, which is not included in the Booking Fees and must be paid directly.

In the event that these conditions are violated, other substantial infractions of the villa rules occur by the Guests or, if in Owner’s or Property Manager’s sole discretion, Owner deems Renter’s conduct on the premises is inappropriate or dangerous to person or property, Owner shall have the right to have Renter leave the premises immediately with no refund of monies paid and may engage local authorities if required.

Villa Rules

A complete set of rules and information for use of villa amenities is available in a printed “Guest Book” in the villa. Please understand that these rules are a part of your rental agreement and must be strictly followed. Below is a summary of the rules that may be relevant prior to a booking:

  1. Enjoy yourself! Our villa is designed for you to have a wonderful vacation. Please make full use of all of the amenities of the villa and the resort.

  2. Damage or Loss. Please take care of the villa itself, flooring, furniture, games, kitchen supplies, etc. as if they were your own. Ask yourself “would I do that at home?” If there is any breakage, loss or damage to the property (the Owner’s Management Company will be sole arbitrators on cause of damage or loss), the Guest consents to pay the cost of the damage or loss.

  3. Insurance. The Guest is responsible for insuring themselves against all risks. We highly recommend securing travel insurance to cover unexpected events or travel cancellation.

  4. Access. Guests must permit the Owner or their Agents reasonable access to the property to carry out any maintenance or to resolve problems, if necessary.

  5. Subletting. Guests must not sublet or share the property under any circumstance. Only individuals listed in this Agreement are permitted to occupy the villa.

  6. Parking: The driveway has room for 2 vehicles. No vehicles may be parked in the garage as it is used as a game room. Parking on the street is permissible, but is regulated by the resort – parking during even numbered months is permitted on the side of the street with even numbered addresses, and vice-a-versa for odd numbered months. Please review the rules on the resort website if you intend to park in the street (there is a “Welcome Booklet” on the emeraldislandhoa dot org website).

  7. Use of Equipment. The Owner does not accept any liability for injury, damage or loss caused by any reason arising from the use of the equipment provided (including the pool, spa, bicycles, golf clubs, etc.).

  8. Late Check Out. Unless otherwise agreed to by the Owner in writing, failure to vacate the villa by the check out time in this Agreement will incur a charge of $50 for each hour (or partial hour) beyond the check out time.

  9. Other Rules and Procedures. Other specific rules, policies and procedures regarding the use of various aspects of the villa as well as check out processes, etc., will be posted inside the villa via signs and/or the Guest Book and must be adhered to.

  10. Problems. Please report any issues, damage, loss or concerns to the management company as soon as you are aware of it. Every attempt will be made to remedy the problem as quickly as possible. Note that some repairs may require scheduling a licensed repair person and may be subject to their schedule.

Booking this villa is confirmation that you have thoroughly read and understand all of the terms and conditions in this Agreement and agree to abide by them.

The villa was beautifully clean, well maintained and had comfortable beds and pillows. The kitchen had everything that we needed. The games room was awesome, as was the pool and hot tub. Location was also excellent for everything Disney, 10-20 mins to all the parks, plus several supermarkets within 10 mins drive. Our host was very responsive when messaged (thanks!). We were a family of 7; 2 couples and 3 children and there was plenty of space. We loved everything about this property and would highly recommend it to anyone looking for a property for a family holiday.

We have stayed in villas in Orlando before, but this villa was superior! The gated community was great, very quiet and it felt so safe. The accommodation was clean and fixtures/fittings in excellent condition. Carpets in the bedrooms was a luxury you don’t often get in villas for hire, and made it feel so homely. The games room was a hit with all of us and provided fun away from the theme parks. Lastly the pool! This was great, and something we are missing back in the UK. Mark and Lisa were fantastic, from my initial enquiry right through to getting home. Very friendly and helpful owners who went out of their way to make our stay perfect. I would highly recommend this villa!

Had a great time staying here. Villa is beautiful inside and out very clean. Its in a nice quiet area . Loved the pool and jacuzzi our son loved the games room also. We had everything we needed for our weekly stay. Short drive to the Restaurants etc . Mark and Lisa your place is amazing and would recommend it to anyone who is thinking if coming to Florida to stay and hopefully we will see you soon also I loved all the rooms kids rooms are fantastic just a beautiful place.

We have just returned from a two week stay at the Disney Getaway Villa. We travelled as a family of 5 (2 adults, 3 children aged 8, 6 & 3). The villa was ideal for us and had every amenity we needed to make our stay comfortable and enjoyable. The property is larger than it looks in the pictures and there is ample room to relax on the days off from the parks. The kids particularly enjoyed the games room and the pool which was a great size for our family. The villa is ideally located for access to all Disney parks with plenty of shops and restaurants also close by. The communication from the villa owners was excellent with every email or question responded to in good time with very helpful information. We would highly recommend this villa for your family Disney holiday.

We stayed at the Disney Getaway villa for 2 weeks start of May. The villa is gorgeous, very clean and has everything you need. Very close the restaurant and shops. Mark & Lisa where fantastic and very helpful. We will definitely be returning in the future.

We just got back to Michigan from our stay in Florida. The Disney Getaway Villa was GREAT! The property was very clearly the owner’s house and not purely a rental property. It was VERY well maintained and super clean. They had extra safety features to ensure kids don’t get out to the pool without parents knowing. We appreciated that. We didn’t expect that we’d enjoy the backyard pool so much, but we did and spent a lot of time out there. We have 6 kids and it was great finding a place that fit us all comfortably at a reasonable price. We’re a few years past needing it, but still appreciated the thoughtfulness…the house had a pack-n-play in one of the closets. We have triplets and not having to pack another one of those, would have been nice back in the day. The owners were very responsive with messages too. The place is very close to Disney and a quick drive to Cocoa Beach (we took a day trip there and it was so fun…ocean was bath water warm, waves kept rolling in for body surfing, and it was spring break and it wasn’t too crowded…only had a 15 minute wait for a party of 8 at Long Doggers…which turned out to be delicious and the staff was nice…cool beach vibe too). Anyways, if you’ve read this far, good job 😀 It was a fun trip!!!

We had a lovely stay at Disney Getaway Villa over Christmas and New Year and have no hesitation in recommending. The villa is comfortable, well equipped and the pool and jacuzzi are lovely. Emerald Island Resort is very peaceful, which is perfect after a hectic day at Disney/Universal, and the location is great - close to supermarkets, restaurants and parks.
