This fantastic 3 bedroom, 2.5 bathroom single-level pool home offers a full-size private pool, a games room and has been updated throughout. It is situated on the popular Calabay Parc community in Davenport and is conveniently located for a variety of restaurants, golf and shops plus it is just 12 miles from Disney World Resort!

This updated home has new wood floors throughout and offers 3 stylish bedrooms – a king room, a queen room and a twin room – as well as 2 full bathrooms, a half bathroom on the pool deck, an open-plan living space and a spacious pool deck with a large private pool and a fun games room. The home sleeps a maximum of 6 people plus a baby.

Enter the attractive open-plan living space that features a family room with leather sofas, a large flat screen SMART TV, DVD player, ceiling fan and views out to the pool deck.

The kitchen comes with everything you need for at-home dining including brand-new stainless-steel appliances - fridge freezer, dishwasher, oven and hob, microwave, coffee maker, kettle, toaster, blender, cooking utensils, crockery etc.

The formal dining area seats 6 and has views from the sliding doors out to the private pool.

Step through to the stylish primary bedroom suite with a king bed, SMART TV, ceiling fan and a huge en suite bathroom with shower, tub, twin sinks, WC and two walk-in closets.

Bedroom 2 is a stylish beach-themed queen room with a SMART TV.

Bedroom 3 has twin beds.

Located between bedrooms 2 and 3 is the family bathroom with a bath/shower, sink and WC.

After a long day visiting the Orlando attractions, you will love heading home to your private full-sized pool! It also has a shaded dining area with a table and chairs set for 6 and ceiling fan, plus loungers on the pool deck.

The pool can be heated (pre-bookable optional extra) and a pool security fence is provided for families with small children.

The home also has a fun games room with pool table, table football, two stand-up arcade machines with classic Space Invader and arcade games plus bar seating.

At the front of the home is a private driveway with parking for two cars. The home has a laundry room with a washer, dryer and ironing equipment. It has air conditioning throughout, free Wifi and free local calls. There is also complimentary use of a highchair and travel cot (pack and play).

The Calabay Parc community is in a great location on the US Hwy 27 and is 12 miles from Disney. You have golf, shopping and restaurants very close by with Champions Gate golf course and dining area just a few minutes’ drive from your door, plus the supermarkets and restaurants in Berry Town Center conveniently located a few minutes away on the US27. Orlando International Airport is an easy 30-minute drive. This beautiful home has everything you need for a truly memorable Orlando vacation!

SUPPLIES PROVIDED:
We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

LOCAL AND STATE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings.
2. Only Guests who are included in the reservation are authorized to stay in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. No parties, events or gatherings are allowed. The above insurance and occupancy rules will apply.
4. Sorry, this home is not suitable for groups under the average age of 25.
5. No pets allowed.
6. NO SMOKING ON THE PREMISES INCLUDING THE POOL DECK.
7. No parking in the garage - this has been converted into a games room. Games room equipment must not be moved. Parking for two vehicles on the driveway.

POOL HEATING
The pool can be heated and is an additional $45 plus tax per day for the minimum of 3 consecutive nights. Please book pool heat before you arrive. If you request pool heat after your arrival, please note that it takes around 24 hours for the pool to get to temperature and there is a $20 callout to come to the home and switch it on/off for you.

Pool heating is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
