Meadow Apartment is a beautifully situated duplex apartment with stunning views in the small riverside town of Dalyan, close to the famous Iztuzu beach.

It is off the beaten track on a small country lane and is one of the very few properties in Dalyan from where you can see the sea.It feels surprisingly secluded considering it is only 10 minutes walk from the centre of town.

It is 20-30 minutes drive from Dalaman airport which is a approximately a 4 hour flight from the UK.

The property is peacefully situated amidst fields away from the centre, yet only 5 minutes from the nearest minimarket and restaurants and only another 5 minutes from the centre with more restaurants and bars. There are stunning mountain views from the pool, which is 100 square metres - an extremely good size, in fact larger than many hotel pools! There are sunbeds and around the pool (we also have 2 extra sunbeds in the apartment). The rustic and natural garden is full of palm trees and fruit trees, roses and oleanders, and there are a number of shady areas covered with climbing plants where you can sit and relax.

Meadow Apartment is ideally placed well within walking distance of shops, restaurants, bars, boats etc. yet with an idyllic rural setting with wonderful views.

This makes it ideal for nature lovers, bird watchers, walkers and bikers or simply those who like the peace and tranquility of the countryside but also want to be within a short walk of the bars and restaurants. It gives the best of both worlds.

Due to the layout of the apartment and the depth of the pool the apartment is unsuitable for children under 14.

The apartment
Meadow Apartment is on the 1st and 2nd floors of the building (which has 4 other apartments which share the pool and grounds) . It has a total area of nearly 100m2 and sleeps 4 people comfortably (please enquire first if you wish to book with 6 people). Both floors have air conditioning, although due to the unique situation of the building it benefits from wonderful sea breezes and therefore this is often not necessary. Windows also have flyscreens for those who enjoy the sea breeze and sounds of the frogs and the brook.

The first floor of the apartment consists of a large double bedroom (with sofabed) and a large kitchen/living room. The entrance to the apartment opens into the bedroom. This overlooks the pool and has rural views over farmland and towards the mountains.

A door leads to the modern bathroom (shower only) and then to the kitchen/living room. This room also has a a sofa bed and has large sliding doors making the most of the wonderful views over the garden and countryside.

The kitchen is fully fitted with an oven, hob, fridge and dishwasher. It has everything you need to cook lovely meals using the wonderful produce available, should you wish to eat in.

The balcony on this level overlooks the garden and has a small table and chairs, while a larger table and chairs are also provided in the living area.

The second floor is the penthouse room which measures 28ft by 20ft. It has french windows onto the large balcony and feels very light and airy. It has a double bed, small kitchen with washing machine and fridge (for drinks, breakfast and very simple meals). It has its own en-suite bathroom (shower only).

There is a traditional turkish seating area where you can relax and take in the views through the 2 large sash windows.

The balcony on this level has amazing uninterrupted views of the river, open famland and the sea twinkling in the distance. On a clear day you can see Rhodes.
The balcony has a large table and chairs and 2 sunbeds.

The two floors are linked by an internal open-tread staircase from the kitchen/living room, as well as an external staircase.

Therefore as well as families with older children this would also suit couples who would like to holiday together but would also like a little more privacy.

Due to the layout of the apartment and the depth of the pool the apartment is unsuitable for children under 14.

The front garden is full of palm trees, lemon trees, shrubs and roses. At the back of the property is the pool. The views from the pool are stunning! The gardens are natural and rustic.

The town of Dalyan is located on the Turquoise coast in southern Turkey. Dalyan is well known, thanks to its proximity to the famous 5km Iztuzu Beach, where the endangered Loggerhead Turtles (Caretta Caretta) lay their eggs. The beach and surrounding areas are protected. As well as Loggerhead Turtles Dalyan is also home to a large population of Soft Shelled Nile Turtles (Trionyx triunguis)

Dalyan sits on the Dalyan river between the Mediterranean and Koycegiz lake. The river meanders, forming a network of small lakes. It travels through reed beds which range in height from 3 to 5 metres. These wetlands are home to many bird species and storks regularly nest in the area.

Steeped in history Dalyan is overlooked by ancient Lycian Rock Tombs, which are the last resting places of the Kings of Kaunos. The river weaves its way past Dalyan on its way from Köycegiz Lake to the beach. Across the river are the ruins of the city of Kaunos, with a Roman theatre, fortifications, basilica and many other fascinating sights. Shards found at Kaunos suggest that a settlement of some kind existed as early as the 9C BC

Dalyan has a wide variety of restaurants and bars to suit all tastes and budgets and most of these are within 10 minutes walk of the apartment. Many of these offer ideal places to people watch and most of those that are closest to the apartment offer views of the river and rock tombs, beautifully lit at night. Nearby you will also find many small markets with reasonably priced goods. Every Saturday Dalyan has a lively market selling everything from vegetables to designer goods, local spices and many many flavours of teas!

There are plenty of other things to do such as Mud Baths, thermal Springs, an historic Mosque and scenic walks, all very close by. For those that like more activity there is sea kayaking, white water rafting, canyoning, mountain biking and trekking amongst other things.

Further afield are yet more excursions such as Tlos, an ancient roman site with Lycian rock caves Saklikent Gorge, a natural marvel to walk through the beautiful bays of Asi and Ekincik bay, perfect for snorkelling. Or take a boat tour from Göcek around the 12 islands, or just walk around the marina and check out the yachts.

The apartment and location really grew on us as the fortnight progressed. Beautiful view from the top balcony. Great size pool, not overlooked and very quiet neighbours. Convenient for restaurants and boats to beach. Oh and the breeze was wonderful.

Kaunos (the agents) were excellent too. We wanted a single bed made up for our son and their team of cleaners arrived within 10 mins of a phone call and swiftly made up the extra bed.

I cant think of anything to criticise - I think you offer good value for money and all your info files etc were very helpful. The aircon was a welcome addition during the hot nights. Kitchen facilities were clean and modern.

Our teenagers particularly enjoyed the Kaunos Tours - we went on the Jeep Safari and a Snorkelling trip. A good mix of relaxation and adventure.

We really enjoyed discovering Turkey and would definitely recommend you to our friends.

We had the most delightful stay here. 10 min walk from the town, but peaceful and private, with a lovely pool and fresh spring water in the field next door. From the balcony you could see the boats making their way down to the sea, and watch the owls swooping in the eve. The Apartment has everything that you could possibly need. And the owners are extremely helpful. We wil return!!!

Jenny, Aaron, Louise & Steven (July 2014) As my husband and I's second trip to Dalyan it was great to come back to somewhere we know and love. We came with my sister and brother-in-law for a family wedding and everyone loves Dalyan. Meadow Apartment has been great - enough space for two couple to have their own time, not to mention the fantastic pool. We have been quite lazy during our time here but can recommend a Turkish Bath at Sahin Apartments and also a private boat tour with Villa Kiydan just down the road. Thanks to Celia and Ian for providing a great apartment and also great correspondence from booking to going on our holiday. I would definitely recommend Meadow Apartments. Best wishes and thank you

Charlotte and Mark (June 2014) This has been our first visit to Turkey - and what a delight it has been. Firstly, Meadow Apartment has been an excellent place to stay- very comfortable and wonderful views from the top balcony. Some of our highlights here included the 12 islands boat trip, discovering the ruins across the river, BBQ night on the lake (which included a trip to the mudbaths!) and all the delicious food Dalyan has to offer (the lamb has been especially delisious). We would highly recommend Dalyan and Meadow Apartment to anyone. Thank you Celia and Ian for a fantastic holiday.

The MeighansJune 10ᆭth 2009We had a wonderful time staying in what must be the best location in Dalyan. This was our second visit to Dalyan so plenty was familiar to us, but new experiences also to be had. Highlights for us....Visit to the ruins at Kaunos – magical and not to be missed!Yuvarlak Cay – take the public bus from the town square. The trip includes a visit to a waterfall where you can swim and watch local lads diving from high rocks (Efes and testosterone fuelled!)! Also stops at a restaurant where you can swim in the ice cold water after lunch before returning to Dalyan – round trip approx 5 hours.Iztuzu Beach – Spectacular! Enjoyed taking the boat taxi to one end of the beach and returning by bus from the other, after a pancake and a beer! Well worth visiting the turtle rescue centre- couple of hundred metres inland from the bus stop. We were lucky enough to see a mature male loggerhead which was being nursed back to health before release. We also found a turtle egg whilst swimming!Boat Trips – Chartered a boat for two trips – one to Ekincik for snorkelling and the other to Koycegiz market/lake trip. Our most enjoyable days. Swimming in the lake was particularly good.Eating Out – Always fun and a real treat for veggies! Stopped at Saki for a beer one day and all four of us had our eyebrows plucked by a barber on his lunch break, using a length of cotton!All in all a most relaxing and fun holiday. The apartment was comfy and we can certainly see why Ian and Celia chose it...and are very glad that they did.The Meighans Ruth. Simon & JeromeJuly 22nd – August 6th 2009This was our second visit to Dalyan we had a wonderful time at Meadow Apartment. The apartment itself was very well laid out, it was so comfortable here we sometimes didn’t get started till 5 pm!Our highlights this year...We went to both ends of the beach this time and much prefer going by boat. The beach is a lot quieter at that end. 4pm is a good time to go, catching the last boat back at 7pm. It’s not so hot and hardly anybody there.We enjoyed going to the thermal baths with the co-op boats. We were treated very well, the driver handed out ice to cool us down, made the seating areas more comfortable, and to top it off allowed us to drive the boat which was a real treat!This year we went on a jeep safari, with Kaunos Tours, which was a real treat. Not what I expected at all. We saw some amazing wildlife at the river: small turtles, storks, herons, black bird type birds with bright blue eyes. We stopped off at different points to smell an amber tree, to look at fruits growing and to rub and smell their leaves. We stopped at a tomb nearer the ground to get a really close look. Swimming in the ice cold waters at the restaurant was really refreshing. Be prepared for a lot of horse play! We were constantly being hosed down and soaked. The highlight of the tour for me was driving through the river at speed, it was so exciting. Water was squirted up through the floor, through the windows, everywhere! It was a great day which ended at the beach for a last swim.Most of what we did and booked was great. A word of warning...We went on the 12 Islands trip which I had been looking forward to doing since I was last here. To be fair the tour agent did try to warn us. The day we wanted to go was the day the ‘double decker’ was booked. It was sheer hell, largely due to too many people, about 50 in all! Loud music, shouting and even queuing to get into the water! So always ask how many people are on the tour. Apart from that it would have been a wonderful experience.Thank you to Ian and Celia for letting us share your home. Ruth, Simon and Jerome.Ps – The best restaurant by far is Saki. You can eat as much or as little as you like. Most veggie plates are 6 TL and meat plates 12 TL.
