CASA JOYA is split on two levels. The ground floor contains an ensuite double bedroom, a separate WC and wash basin, a wide entrance hall, a large lounge, separate dining room, kitchen, utility room and a sun room with views to the South. A couple could utilise the ground floor facilities without the need to climb stairs as everything required is on one level. All of the floors are tastefully tiled as are the shower rooms, bathroom and kitchen.

Outside is a very large patio surrounding a non-heated pool, mature gardens, off road parking for two cars and a double garage which is used mainly for pool and garden furniture storage. There is an outside B.B.Q and a mobile B.B.Q. unit for smaller numbers to accommodate.

The upper floor is accessed by a solid tiled wide staircase leading to a further two bedrooms. The first contains a double bed looking out across the valley over a small patio area with 2 chairs and a small table. The second bedroom has two single beds with both bedrooms accessing a small windowed area housing another single bed with a fold-up bed underneath. The area has not been defined as a bedroom but could accommodate a small child if necessary.

KITCHEN - the room is fully equipped with an inbuilt microwave oven, a conventional oven with a separate grill, 4-gas rings with an extraction hood and light, dishwasher, fridge, freezer, electric kettle, storage cupboards holding plates, cups, saucers, glasses, an electric toaster, coffee machine, work surfaces, sink and drainer. There are sufficient utensils and equipment for 6 people and more including plastic cutlery and crockery specifically for outside use..

UTILITY ROOM - next to the rear door, the facilities include a large shower unit, washing machine, tumble drier, small fridge, ideal for outdoor needs, cleaning equipment, ironing board, iron, boiler, cupboards and work surface.

ENTRANCE HALL - the solid wood front door and side panel both open to accommodate ample access leading to a reception hall with three side tables providing books, games and lighting. There are mirrors, paintings, smoke and carbon monoxide sensor alarms. The tiled floor is partially covered with a large rug. The Wi-Fi router is discreetly fixed to the wall beneath one of the tables.

LOUNGE - this room is ample for six people with a triple seat leather sofa and a two-seater matching leather sofa to one side. These are complimented by a single leather reclining armchair with a leg rest that can be manually raised. A large central coffee table rests on a large woollen rug with an additional smaller coloured hearth rug in front of a gas fire and surround. Overhead there is an electric ceiling fan and a main light. Further lighting is provided by two tasteful table lamps. There is a large screen Panasonic T.V. providing 'Freesat' channels from the U.K. Wall storage units house a stereo Hi-Fi/Radio/C.D. player and speakers. Colourful paintings and mirrors adorn the walls. Two opening doors/windows are covered with voile curtains which then lead through to a sun room.

SUN ROOM - ideal for morning breakfast or late evening drinks, this room contains a three-seater sofa, a single armchair and a coffee table. The ceiling fan also has a small light incorporated.

DINING ROOM - with access from the lounge, a central cream dining table with six matching chairs sit on another cream rug with an adjacent coffee table and a gold glass fronted storage unit. There are further pictures and mirrors on the walls. There are both table and central lights together with a ceiling fan. Being opposite the kitchen, serving access is gained through a wall opening across a granite surface where two stools also allow the area to be used as a breakfast bar or drink facility.
To the rear, there are two doors opening out to the patio and pool. For privacy and comfort, heavy curtains can be used at the doors at night or for shade.

DOUBLE BEDROOM - with access from the entrance hall, the main bedroom contains a king-size bed and two bedside rugs, two bedside tables with drawers, a chest of drawers, large wall mirror, linen basket and seat.
There are two built-in wardrobes housing facilities for both short and long clothes, shoes and further storage cupboards above. The room benefits from an air-conditioning unit, ceiling fan, bedside lamps and wall pictures. A double door with both voile and heavy curtains leads to a small patio where an inbuilt B.B.Q can be found. A mature wisteria plant grows over the door against which there is a fixing for an extending clothes line positioned on the corner wall. Separate access is gained from the bedroom to an ensuite facility containing a W.C, bidet, wash basin, bath and shower unit. There is large surface area around the wash basin above a twin double door cupboard for storage purposes. There is a towel rail, opening window with a roller blind, large central vanity mirror with overhead lighting. All wall and floor surfaces are tastefully tiled. A discreet two-tier inbuilt storage cupboard contains extra towels, bed linen, vacuum cleaner together with a small hairdryer.

SEPARATE W.C. - leading off from the hall, another loo is located together with a wash basin, large mirror, independent storage cupboards with all surfaces tiled to a high standard.
