Overview
The villa is located on the border of Tuscany, Umbria and Lazio, surrounded by green hills and meadows and fronted by an unforgettable view of Lake Bolsena. The villa offers two independent exquisite apartments restored using traditional cotto, chestnut wood and local basalt stone and is furnished with antiques and hand made pieces. However the apartment is very functional and has everything you may need to enjoy a luxurious and comfortable holiday.
The first floor apartment is very spacious (130 mts – 2 double bedrooms - 2 bathrooms) and offers the ideal situation for a romantic week away from it all, but is large enough for two couples sharing a holiday or for a family wanting to introduce their children to nature, history, culture, good food and fantastic hours spent of the shores of clean Lake Bolsena.
PLEASE NOTE THAT THE PRICE PER WEEK IS FOR UP TO 4 PEOPLE. THE PROPERTY CAN TAKE 6 AND A BABY AND THE 5TH AND 6TH PERSON WILL BE CHARGED AT £ 60 EXTRA PER WEEK
Accommodation
The villa 1st floor apartment offers spacious accommodation (130 square metres). Designed for comfort and easy living it retains a traditional style and is beautifully furnished with antiques or hand made pieces. The two bedrooms and the well-equipped traditional farmhouse kitchen, overlook Lake Bolsena. The lounge with a stone fireplace opens onto a pretty small balcony (loggia), a larger loggia with panoramic views of the rolling hills and the lake is ideal to comfortably dine “al fresco”. There are also two large comfortable bathrooms at each end of the floor. The apartment is totally private and independent and the guests have full use of the extensive grounds. The apartment can sleep 6 people comfortably, with the addition of a double sofa bed in the lounge
Location
The house is near the small town of Bagnoregio, situated on the border of Umbria, Tuscany and Lazio, within the D.O.C. region of the Orvieto and Est!Est!Est! wines. and within easy reach of Rome, Florence, Siena , Assisi and the Tyrrhenian coast.
For me this is the closest place to paradise. The view of the lake, the meadows of red poppies, flowers and grass moving in the breeze, the warmth of the sun, and the coolness of the oak trees. the upupa bird picking insects between the lettuce leaves, the smell of the tomatoes and freshly picked basil. Cool evenings sitting on the loggia with friends, olives and bruschetta on the table and a chilled glass of Orvieto in my hand watching the sky on fire before the sun sinks into the lake.
LOCAL PLACES TO VISIT:
CIVITA DI BAGNOREGIO: 3 miles. World Heritage Site. This ancient hilltop village dates back to the Etruscans and is connected to Bagnoregio by a footbridge. Bagnoregio looks down on the magnificent Val Dei Calanchi with its dramatic eroded tufo peacks. BOLSENA: 5 miles. Ancient town, the Etruscan Volsinii, that still retains its medieval narrow streets leading up to the castle. The town has magnificent lake front gardens and several restaurants where it is possible to eat 'al fresco' on the lake shore. The local cuisine is unforgettable and the wines are probably amongst the best in Italy. Eating out is very reasonable. ORVIETO: 10 miles. Hilltop town dug into the tufo rock. Magnificent cathedral, covered in golden mosaics and carvings that make it shine from the distance in the sunset. MONTEFIASCONE: 5 miles. Medieval hilltop town, that was for centuries the summer residence of the Popes because of its favourable climate. Cobbled medieval streets lead to the Rocca Dei Papi and its fantastic views.
WHAT IS THERE TO DO WITHIN 20 MINUTES DRIVE:
Walk along the footbridge to Civita di Bagnoregio and step back in time.
Discover a Roman amphitheatre in the middle of a field a few miles away
Go to the local markets and rediscover what food used to taste like...,try some “porchetta”.
See how long you can swim in the warm water of the lake and land in a remote spot where you are totally alone.
Have supper on the shore of the lake with the local frogs providing the background serenade.
Buy some Etruscan reproduction jewellery in the medieval streets of Bolsena.
Be woken up by the birds’ chorus.
Stop to see some recently re-discovered Etruscan painted tombs on the way to Orvieto and see the golden mosaics of the duomo on the opposite hill glitter in the sun.
Sip a glass of local wine in the main square in Orvieto whilst you take in all the details of the intricate façade of the duomo.
Walk around the yellow “ginestra” that covers the terraces around the house in June.
Take up painting.
Walk up to the Pope palace in Montefiascone and work up an appetite for the most gigantic and tasty pizza you ever had.
Watch the huge sky at night and myriads of stars and constellations.

The property was as described with very good information supplied prior to the visit by the owners. Fully kitted out with all the amenities you would require. Situated at the end of a track on a minor road it is very peaceful for a relaxing stay. However ideally situated within easy travelling distance of towns situated on Lake Bolsena (the lake can be seen from the balcony). We enjoyed Bolsena itself which is within 15 minutes by car, Civita which is even closer and although not on the lake it is well worth a visit. Slightly further afield is the larger town of Orvieto but my favourite was Pitigliano which was a recommendation by the owner. The property although in the countryside is within easy travelling distance of the airports in Rome (well under two hours).

We had waited so long to visit Italy and we werent disappointed. It was everything we had hoped for and more. Many thanks indeed to Giulia and Malcolm for such a warm welcome and so informative about fantastic places to visit. The villa accommodation is of a very high standard and the perfect base for visiting the sites, there are of course so many. Rome and Florence are fantastic but do take time to visit Orvieto and Civita and of course the small towns around the lake. Eating out locally is great fun, the food is fabulous. We enjoyed relaxing and reading in the mornings, expeditions to the surrounding towns, or swimming in the lake, in the afternoons. So much to see and do. Most evenings we returned to eat on the terrace and watch the sunsets. Amazing views, including seeing the wild boar in the fields below. A great place to stay. Highly recommended. I found this property when trying to arrange something special for our 25th wedding anniversary on a budget. The property is fantastic and is worth every penny Civita de Bagnoregio is out of a different time. Superb host and fabulous views. We visited Rome, Florence, Assisi,and many many other smaller towns and villages. We went in April 2009 and had a great week with the added comfort of the woodburning stove for the cooler evenings. would love to go again and will one day maybe in th esummer so that we can enjoy the outdoor terrace for a long evening meal and wine. I would absolutely recommend this villa to anybody and have done on every occasion that holidays are mentioned. I wish we could find more time to spend a long holiday there. So much to see and do. Best value for money we have ever had.

Hi Giulia, Thanks very much, oh dear thought we had collected everything up - it was an early start. We came back to wind, rain and a traffic jam due to road works- so had to work hard to keep our spirits up!We had a wonderful time, we loved the house and peace, the area is very interesting so much to do and see. We are talking over our return trip, we feel very refreshed but tired probably because we did so much.
We had a fantastic holiday in your lovely house. The area was so beautiful. It's a good job that I have managed to travel the world before this holiday as I think that if I'd been to Italy first we would probably never visited anywherw else, Sarah and I were completely bowled over by it's beauty.

We bought the "casale" 10 years ago when it was derelict and lovingly brought it up to a very high standard providing all the comforts of modern life, but maintaining the classical features such as cotto floors, basalt and chestnut wood. The large upstairs apartment is only used by us when family and friends visit and therefore we have decided to rent it out when not in use and share this little corner of paradise with other people. We have enjoyed this immensely and made lot of friends in the process. It also helps with the costs of maintaining the property to a high standard and maintaining/improving the very large grounds.
