Family-Owned Country House with Panoramic Sea View – Gargano / Apulia / Southern Italy

This house belongs to my father and is used privately by us, our friends, and relatives for most of the year. However, starting this year, we are offering selected weeks for rent.

The spacious country house with three bedrooms is nestled in nature on the southern coast of the Gargano peninsula – the "spur" of Apulia – in the heart of the Gargano National Park. Overlooking the sea, the house sits on a sheltered plateau where a cooling breeze often flows, even during the summer months.

The two-storey property offers 120 sqm per floor, totalling 240 sqm of living space. Entirely oriented toward the Gulf of Manfredonia, the house enjoys uninterrupted sea views. It lies on a private plot of approximately 1.2 hectares, surrounded exclusively by nature, with typical local vegetation: pine trees, olive trees, Mediterranean scrub (macchia), and, depending on the season, wildflowers and orchids.

The layout includes:

Three bedrooms (1 with a double bed, 180 cm wide; 2 rooms with two single beds each, 90 cm wide)

Two additional travel cots available for children or extra guests

Two bathrooms, one of which is wheelchair accessible

One guest toilet

A large open-plan kitchen with gas stove, dishwasher, and pantry

Utility room with washing machine

Spacious entrance hall with wooden staircase

Large double glass doors in every room open up to the sea view. The ground floor is complemented by a partly covered terrace of approximately 80 sqm running along the entire length of the house. The remaining outdoor space between the terrace and the first dry-stone wall of the terraced land is flat and bordered by an old stone-paved path.

By Southern Italian standards, the property is of considerable size and can be accessed via a fully paved, narrow country road.

The coastline here is rugged and scenic, with a number of small, hidden beach accesses reachable by car and short walks. These coves often feature dramatic rock formations, while the nearby beaches of Mattinata and Mattinatella offer easier sea access with both sand and pebbles. For wide sandy beaches, the coastline of Vieste is ideal – a popular destination for surfers and nature lovers alike.
