Overview
- This villa was built by the renowned developer Giovani.
- It is constructed to a very high standard designed to provide luxurious and private accomodation to our guests.
- We have added to the property by erecting a fence around the villa with a side gate providing you with ultimate privacy.
- The pool is ideal for all ages with a shallow (1m) to deep (1.6m) slope and access steps.
- The pool area is surrounded by a patio area with a large BBQ, loungers, table, chairs and large retractable umbrella.
-This area has become a holiday hot spot-away from the noisy pubs but accessible if you want to go to them
-The villa has been furnished to the highest standard, providing everything you require to enjoy a fabulous holiday and give you home from home comfort.
Every bedroom has fitted wardrobes, A/C, ceiling fans and a hairdryer.
2nd bedroom has a safe for your valuables.
We have a wall mounted flat screen TV with access to 000's of channels including most UK stations. We use the most up to date TV system available on the island!
WIFI is included in the price and is high speed. - We know you will appreciate the effort we have put in to make this stay your best!
The Area
Located in the upper part of Pernera the villa is ideally situated.
Go to Pernera (many people take the short walk) for some lively night life, restaurants, shops bars etc or travel a little further to Protaras for a wider choice and an even livelier night.
The area is designed to attract families or those who want a more peaceful, relaxing holiday. Let Ayia Napa cater for the parties and discos etc. (There is a regular bus service available for those who wish to go).
A 5-10 min walk out of the estate and you have Pernera in one direction with supermarkets, bars and restaurants.
Alternatively, turn right out of the estate walk for max 5-10 mins to the many beautiful sandy coves for beach bathing or swimming. The beaches are shallow entry - ideal for children and those wary of deep water.
General Information
We would recommend a car if you want to tour around the island but it is not essential.
We can organise taxi transfers to and from the airport.
The Osta bus service is regular and reliable whilst taxi fares to most places are reasonable.

Villa was exactly as stated and had everything that we needed. Beautifully kept and communication between us and the owners was fantastic and friendly, with them answering all queries and concerns promptly and efficiently. We were very well looked after over there by Ray and Karen and that made us feel secure and stress free.
The only drawback of the holiday was the weather but we cannot change mother nature! We would definitely recommomend and would definitely liase with the owners again. Many many thanks!!

In terms of location and what to expect, it matched what we were looking for. The only item that was misleading is that the documentation indicated there were tennis courts in the complex. The owner said there werent. There actually were courts, but without a net. The material should not say tennis courts.
There were a few issues that needed addressing but the property management people were prompt in handling our requests.
I felt that the kitchen could have been a little cleaner and that some of the equipment (chipped, cracked glasses, pots that were falling apart) could have used a bit of an upgrade.
But overall we were very satisfied.
Pool was lovely.

This is a brilliant holiday villa, this was our third visit and we enjoyed the holiday as much as the first time. Its got loads of room, the pool is always kept clean and Pernera is a great holiday destination. We always consider going somewhere else but we know what we are getting for our money here and when you are paying for a family its important to know you will have a good time. Look forward to going again
Hi Ian , Just wanted to send you a message to say thank you for the beautiful villa, we have had an amazing 2 weeks, it's was scorching , Martin was a pleasure to have as a driver, it was great to have the essentials waiting for us in the fridge , he's was also very quick to sort out the air con problem which was great. We will book again for sure, might be in a few years tho as I'm 24 weeks pregnant and such a long flight with a baby. But We will be back. It was a total relax for us , if We weren't in the pool we were on a sun bed. we loved the kalamies on the sea front and ate there most evening's. Once again thank you. Hi! We just wanted to thank you for renting us the house. We had a wonderful time. The house was very nice, the beach was nice and not to crowded, close to the restaurants and it was very nice to have our own pool. The kids just loved it and of course we did to. Hi Ian, We had a lovely time thanks. The villa is beautiful and well located. Pernera is a nice little place, I also thought Protaras was lovely. The management team were fantastic and couldn't have done more for us. You probably heard about the buggy incident and they were fantastic. Pinia is a great little restaurant with very friendly staff and tasty food. Thanks for letting us use your villa we had a great time. " We enjoyed a very comfortable stay at 44 Orestiada. The property is almost new and very well equipped with a wonderful secluded pool and BBQ area. It is a part of a very quiet development, but a ten minute walk will take you to the bars and restaurants of Pernera." "The beach at Ayia Triada is also only a short walk away and so a car is not an imperative, especially as there is also a bus service to Ayia Napa. Firstly, many thanks for renting the villa to me - it is a fantastic place. The weather was stinking hot 40C+ everyday. I was well and truly rested by the end of the week - just what the doctor ordered! You were right about Protaras, it has changed a great deal - can't believe it has a McDonalds now. We relived our youth in Ayia Napia for a night - one night was enough at our age!Bottom line - wouldn't hesitate to hire the place again and have already recommended it to some work colleagues - it really was fantastic, so many thanks again.S Green July 2008
We had a fantastic holiday and not too thrilled to be back home!!We thought the villa was beautiful and ideally situated - lovely and quiet but close enough to the action when you want it!! Although everywhere was pretty quiet, no crowds`at all - even at the waterparks.It was our first holiday in Cyprus but we've done DIY holidays for about 12 years now and have stayed in villas around Europe and the States.Would suggest you get a coolbox so guests can take drinks etc to the beach and a visitors book. Great to see what previous guests have done and which restaurants, beaches etc they recommend or equally which they suggest avoiding. We'd definitely recommend your villa if any friends think of going to Cyprus and would certainly stay there again if we return.J.
