Privately set within a walled courtyard, this 19th Century (1883) stone built property offers the most traditional Cypriot village holiday that one will find anywhere on the island.

Overview

Privately set within a walled courtyard, this 19th Century (1883) 4 bedroom stone built property has been renovated to a high standard and offers the most traditional Cypriot village holiday that one will find anywhere on the island. Located within a district of vineyards and moorlands with wineries and Kathikas village centre just a stones throw away, the villa now enjoys all modern comforts without losing any of its authenticity which is simply stunning to say the least.

Villa Details

Extending to almost 170 square meters internally, the villa is characterised by stone archways, original staircases (inside and out), bamboo and wood beamed ceilings, stone floors and grand double wooden doors to most rooms to name just a few. Modern conveniences include fitted kitchen with appliances and accessories, chunky leather sofas, Premium Channel IPTV and DVD player, Wi-Fi, en-suite to most bedrooms (3), 8m x 4m private swimming pool, BBQ, dining tables and chairs for inside and out & Open fire & Air-Conditioning (central heating available for Winter Months).

On entering through the large wooden driveway gates, you immediately sense the traditional Cypriot atmosphere within the courtyard. Access to the property is gained by double wooden doors in to a very large and open plan Lounge/Kitchen/Dining Area which provides all comforts as well as and open fire an many seating areas for relaxation and dining.

The Master Bedroom has a large king sized bed with double doors opening out on to the courtyard and swimming pool. It also has an En-Suite with shower over bath. Bedroom 2 next door is the smallest but is still most appealing due to the double sized four poster bed and skylight window. Bedroom 3 is also downstairs and features 2 single sized beds, access out to the courtyard and an En-Suite bathroom. Upstairs is the fourth bedroom, again with 2 single sized beds and en-suite Shower. Doors here open out on to the courtyard and the windows give views to the mountain scenery and distant sea. A quaint and original staircase to the outside of the property leads in and out of this room, to and from the courtyard.

A travel cot and highchair can be provided free of charge upon request. Wi-Fi is included in the rental rate.

The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of Movies and TV Series which is regularly updated.

Outside, the courtyard features the swimming pool, space for car (s), a covered seating area, sun loungers and BBQ. The feeling of going back in time is completed by an old water well which sits in the corner and actually looks like it could still be used.A supply of fresh drinking water is supplied to the property.

Location Detail

The property is situated just 500m (5 minute walk) from the village centre which now offers a good selection of restaurants and tavernas to suit all tastes, 2 bars (with sky TV) and a shop or 2 for groceries. Famous for its vineyards, the village is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemakers craft. The village is also home to a donkey sanctuary and a tourist information centre.

As the village of Kathikas is 600 metres above sea level, it has a good climate in summer with very little humidity. If youre a bit of an amateur anthropologist, then Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas central location makes it an ideal base from which to explore such areas as Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula, the turtle hatchery at Lara Bay, to mention but a few. With a population of 349, the village offers something for everyone.

The village retains and continues to re-instate its old world character whilst encouraging selected new developments. There is no main church, but a small chapel serves the needs of the village. The village square has a small taverna where you can enjoy a cool drink whilst sitting under the trees. For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is at the newly refurbished Tsada (10 minutes).

Paphos itself (20km) consists of two towns, each with its very own character. Ktima on the cliff (Upper Paphos) and Kato Paphos by the sea (Lower Paphos). One is virtually unchanged over the centuries and thoroughly Cypriot, while the other has expanded over the last decade from a sleepy fishing village and harbour, into a vibrant cosmopolitan resort which is expanding and improving each year.

In Kato Paphos, (in the archaeological park), you will find many fine mosaics and buildings from Greek and Roman periods, plus the Harbour Castle. Close by, is the church of St Pauls Pillar, where the pillar St Paul was tied to can be found. Further down this road are the Tombs of the Kings and Christian Catacombs.

You are only ten minutes drive from Peyia and the Coral Bay resort with all its cafes, bars, restaurants and other entertainment as well as one of the best beaches in Cyprus. You are also only 30 minutes from Paphos airport.

Heading East, you can find the route to Cedar Valley and the Troodos Mountains. The route is peppered with many other small but charming villages along the way.

An excellent highway runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodites Birthplace and Temple, towards Limassol, taking in Curium, is delightful and is littered with the most beautiful views.

There are 3 beautiful golf courses in the area (including aforementioned Tsada), all with an individual style. All are within a 30 minute drive. Due to 340 sunshine days per year, Cyprus does offer many other activities but they are of course, too numerous to mention here.

Please note that this property can be accessed at any time of day or night. If during the day we will most likely meet you. If in the evening, we will advise key location. We can arrange taxi transfer by our own driver who knows where the property is and assist with car hire from the airport if desired. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis (10-28 night stays). Air-Conditioning is paid extra if required. A welcome pack of basic essentials and wine for your arrival.

Villa has working fireplace and radiators. Central heating available for periods it may be required in November to March (supplement of 30 euros per day). Must be paid locally in cash when requested. Pre-bookable

The changeover day is flexible but spaces of less than 7 nights may not be accepted

we stayed for just a week in May, the villa was perfect.. the old traditional style made us relax straight away. The rooms are all good size and all the facilities needed were included (even a tv box with a good selection of channels). Theo was a very gracious host.. he makes his own wine which is delicious and we even got a sample of his mothers koupepia. The villa made our stay in Cypus.. Kathikas is beautiful also with many places to eat out so was idyllic.

The villa is beautiful & unique. Theo was such a welcoming & generous host, thanks to him for him hospitality! We arrived late at night to a welcome pack full of essentials and a bottle of Theo's homemade wine - delicious!
Kathikas is a lovely village with a variety of tavernas to choose from, all served great value & tasty food and are within 5 minutes walk of the villa.
We would highly recommend villa Constanteras & will definitely be returning to stay in Kathikas.
A truly relaxing & authentic Cypriot experience!

We arrived very late in the evening to find a welcome pack from Theo, who couldn't do enough to help throughout our stay. A car is a must and if you are more than two I would suggest a car with a big engine as the 2000 feet climb from the beach to Kathikas is difficult for a low powered car. We only ate out a few times, 8 of us in all 4 adults and 4 children. We went in the height of summer but managed not to use the air con, the fans were sufficient during the night but if you needed them they were there.
Most nights we would gather round the barbecue area for an evening meal. (Once you have used the barbecue you will want to bring one back) The main supermarket on the beach road is very reasonably priced with its own butchery and fish mongers. When you go, try and go early as the parking is slightly shaded so when you come it's not like an oven.
I would suggest if heading down to Coral Bay avoid the first beach, as you pass it on your left continue and take a left at the end of the road followed by a right and you will see a big car park area by the coral beach hotel. In my opinion a much better beach, don't forget to take a snorkel lots to see. One more thing the photos don't show a picture of the Fridge, it is a tall fridge freezer so there is plenty of room.

Plenty of space inside and out for our group of 7 adults and 2 children. The villa was well equipped and had everything we needed.
We spent most of our time outside around the pool and made good use of the barbeque.
The village does not have a shop but you can buy milk etc from the coffee bar - a car is essential as nearest supermarket is approx 7 kilometres away.
Would recommend all the village restaurants which are all within walking distance of the villa. A visit to Sterna winery is a must.
Theo the owner called by a few times bringing his homemade wine and other gifts.
Would definitely stay here again.

We have just spent the first two weeks of September at Villa Constanteras and have had a wonderful time with our children 18 and 21. The village was lovely with a good selec tion of fine, friendly restaurants in walking distance. The Villa was clean, the beds comfortable and Theo was fantastic (he even showed us how to eat the figs which grow in the garden!) We had an outstanding welcome pack when we arrived which also contained Theos excellent home made wine!
The chickens and dogs are to be expected in a rural mediterranean location but we didnt find them to be a problem!

Review submitted by Ann-Marie fom County Durham (Submitted: 09/06/2022) '' We all thought the place was lovely and really enjoyed our stay. Location, spot on! The village was quiet but had all we needed - shop, bar and a few local tavernas. We particularly liked Pizza Box/Imogen’s taverna. The food was simple but delicious and very reasonably priced. We also enjoyed a visit to White River Beach and hired a boat from Latchi Water Sports, which was great fun. You were very helpful. No problems. Theo made us feel very welcome and spoilt us with home cooked dolmades and red wine! He also kindly let us stay past check-out time as our flight was at night and he had no guests booked in for the following day. This made our last day much more enjoyable. We had a fantastic holiday. It was kicked off to a great start by the taxi driver who gave us a great welcome.''.

Review submitted by Michalis from Cornwall (Submitted: 18/08/2021) '' We had a super stay at Constanteras and felt saddened to leave the beautiful villa. It was an excellent property, well equipped and offering more than expected. The location for us was superb, in a quiet traditional village in Cyprus. There are 3 or 4 tavernas in the village, equally good. Wine tasting venues near to Kathikas, for some lovely local spirits. Yes, the service by Steven at LetsRentOnline.Com was most informative. Both the agent and the owner, easy to contact and friendly. Thank you so much for a fabulous week. Kind regards, Samantha and Michael..''.

The location was excellent for us as my husband has difficulty walking so it was very close to all the restaurants. We tried quite a few restaurants and in particular we liked To Stekki Tou Panai and Yiannis Taverna. Very satisfied with all service. Theo was very helpful and hospitable..''.

Review submitted by Thomas from Germany (Submitted: 31/07/2018) ''Real relaxation in a great house. many useful hints and always prompt answers to all questions. The house is completely in accordance with the descriptions and the pictures - very clean and well equipped. On our arrival, the owner had stocked the fridge with some groceries - enough for a decent breakfast and some bottles of wine were there too - that's more than you might expect. For questions / problems (there was hardly) the landlord was always available and took care of. The place has a variety of good tavernas and is well located for touring. To the beach you need about 25 minutes. Pool was big enough for 4 adults and 3 children. Everything was very clean and in good condition. House and place we can 100% recommend !!! Thank you for a relaxing holiday in a great atmosphere''.

We had chosen the location for its remoteness and hiking possibilities. We had nice evenings in the taverns. We liked the hospitality and that we could bring all the kids. The area had different routes for hiking and the beaches weren’t far away. We especially liked Lara Beach and Coral Bay. Your agency helped a lot and every question was answered very quickly. Theo was a great help concerning questions around the property. We enjoyed the stay and we can imagine to come back.'.

We found all the Kathikas restaurants very nice and excellent value. The sports bar in Kathikas was great for a drink and meet the locals. All service good''.

Rossalyn Halliwell May 2015

Review submitted by Rossalyn from Poulton Le Fylde (Submitted: 17/05/2014) ''We have just returned from a fantastic time in Cyprus. The villa was excellent. We all loved it. The house is traditional with all mod cons. It was obvious that it had been very well taken care of. We really liked the pool, garden and the vegetable plot. Theo was very hospitable and he visited a couple of times to bring us some wine and artichokes. Apparently this is the way in Cyprus. He was very easy to contact in case of problems which we did not have. The location was very good. The views are stunning. Coral Bay beach is a 15 minute drive and Paphos was a 20 minute drive. The village is lovely and the locals are very nice and extremely hospitable. We ate at all the restaurants and visited every bar. We can't recommend them highly enough. We have never known anywhere so welcoming. The village shop only sold very basic produce. The nearest supermarket is a 10 minute drive. We all agreed that dining in the village was much better than dining in Paphos as the service, value and quality of the food was much higher. We would all like to visit the island again and would have no hesitation in recommending the villa or Cyprus. I have been really pleased with the service from Letsrentonline and would recommend them. The fact that all my requests were fulfilled especially as Theo let us check out later than normal was a great a help. For a family holiday it was great value for money and would consider a villa again as opposed to a hotel. We visited the water park in Limassol which was excellent. The water park in Paphos was closed. We visited Adonis Waterfalls which was very good but difficult to find. St George's bay was very nice. All the tourist beaches were nice and clean. The market in Paphos is very nice and under cover so you don't have to worry about getting sun burned. We visited the architectural sites in Paphos. They were very interesting and good value for money''.

Review submitted by Clinton from Oldham - (Submitted: 08/11/2014) ''Villa Constanteras was great. Theo was polite and hospitable. We recommend the water sports at Latchi. The location was good. No problems at all with the whole process''.

Review submitted by David from London - (Submitted: 13/05/2014) The villa was exactly as described and expected. Very traditional, full of charm and well equipped. What was extra special was the welcome pack upon arrival. It is unusual to receive even the basics when renting villas but we had bacon, fresh eggs, bread, milk, tea, coffee, sugar, soft drinks, water, two cans of beer and a bottle of red (Theos home made) and white wine and fruits. The location was Perfect for a quiet peaceful holiday. There is a small village square and a few restaurants. It is easy to access Paphos and Polis and other small towns and sights. It is about a 2 hour drive from Larnaca airport but this is mostly on the motorway. Imogens restaurant is very nice and the owners very friendly. We went there for Easter Sunday lunch which was excellent. Coral bay has a nice beach and we also went to Evrotou dam (about 20 minutes drive away). Absolutely satisfied with your service - always quick to respond and assist in the booking process - thank you. Theo was also fantastic. There were road works near Kathikas village and Theo came to meet us just outside to take us to the villa on the back streets. Also as it was mid April and a stone villa, it wasnt particularly warm in the evenings to start with. Theo organised a gas fire and a stock pile of fire wood for the open fire. PLEASE pass on our thanks to him..

Review submitted by Vicky from Abu Dhabi (Submitted: 12/04/2014) Beautiful! This was the third time weve stayed in Kathikas so we knew it would suit us, might not be to everyones tastes though. Yianniss restaurant and also Imogens in the village. Marias House (the proper name is To Stekki, I think) is also worth a mention - new to the village, cheap and very much a small, family-run business. Also the new brewery - the Aphrodite Rock brewery at Tsada - and Pauls Bar (Kathikas Inn) in the village. The Porto Latchi in Latchi as well is a favourite. Very satified with all service. Theo met us in the village to show us to the house. He had left us two bottles of wine, bread, eggs, milk, cheese, ham, fruit, butter, cereal, as well as tea and coffee supplies. Later on he called in to see if we were ok and brought us two more bottles of his own wine! We had two small maintenance problems which he fixed for us almost immediately. Please can you pass on to him our regards and tell him how much we enjoyed the villa and his hospitality. Also that we hope he could make use of the beers we left for him in the house! We certainly have no complaints about anything.

Review submitted by Anonymous from Belgium (Submitted: 27/12/2013) The villa was Very well. It corresponds to the pictures and the description that we’ve read in your website. No bad surprise. We found it very good located (between the coast of the North and the South of the island and a little bit in the “mountains” – 600 meters) near the Aklama peninsula and Paphos (archeological sites) and not to far from Limassol and the top of the island (Olympus summit). It’s a good place to visit the third part West of Cyprus. We have had a very good time in Paphos at the Hondros restaurant, we have eaten a very good mezze in Archontariki Tavern in Polis and taken a good dinner in Vrakas Tavern in Pissouri. You (Steven Gargaro) was very reactive, very comprehensive. It was the first time that we rent a villa on a website and we were a little bit anxious. Because the risk to rent a “ghost” villa on internet is not so small. And you understand the situation and our fear and you reassure us. You follow and assist very well your customer in the booking procedure (I booked … 2014 by mistake). Théo was very kind and totally at our service for informations or any other demands (wood, …). He helps us for a problem with the Cyprian rental company. Theo is a very nice man. We have a very good weather during our stay (an average of 28 degrees …), a very good surprise (Theo itself was surprised). It’s really possible that we want to go to Cyprus in the next 2 years in the same option (villa) for our holidays.

Review submitted by Mirko from Bad Homburg, Germany - (Submitted: 29/10/2013) We loved our stay at Villa Constanteras. It`s a charming accomodation, very well equipped. Our kids were excited about the pool naturally and the spacious property as well. There was absolutely nothing we missed. We made the right decision choosing a villa at Kathikas, a wonderful rural and origin village, but in comfortable distance to beaches/sights/nature. We spent a day at Troodos mountain and walked the kaledonian trail near Platres. Exciting trail, especially for kids. The Paphos zoo is really nice to visit, there are some remarkable animals to see and superb surroundings. You did a great job, providing all important and useful informations we needed. I`m used to get less information from german agencies. Thank you very much again. Theo, the owner, was extraordinary hospitable, we enjoyed his homemade redwine.

Review submitted by John from Aberdeen - (Submitted: 03/09/2012) The villa was excellent, and exactly what we wanted. The village of Kathikas is well served with good restaurants and local supermarkets. Local people are friendly and welcoming. It also enjoys a good geographical location midway between Paphos and Polis. The owner was attentive, friendly and helpful. He was also generous with gifts of fruit and local wine. Information and help from yourself was accurate and helpful and I will be happy to use your services again in the future.

Review submitted by Sue from Northampton - (Submitted: 22/04/2012) We had a great time at the Villa Constanteras in Kathikas. The villa was well equipped and situated in a lovely village for those who want a holiday away from the crowds but within half an hour of Paphos and other tourist attractions. There were several restaurants in the village which provided excellent food at reasonable prices. we particularly enjoyed Imogens in the centre of the village. Theo the owner was very helpful and keen to ensure that we had all that we needed. The booking system was managed very efficiently and if we wanted another holiday rental villa we would certainly use the same company again. Best wishes. Sue Ball

Review submitted by Lorna from Bristol- (Submitted: 20/10/2011) Really beautifully set out, spotlessly clean and very charming. Well located close to village shops and the tavernas, but far enough to be peaceful. Yiannis’ tavern – best stifado anywhere that we had, and great fun and the Cypriot night on the Wednesday! Also really enjoyed the wine tasting at Sterna with Savas. Theo was really helpful, around if we needed him but not ‘in our faces’. Absolutely perfect villa in a wonderful location in a friendly and welcoming village. Thanks for a great service where everything was clear and well communicated.
